Overview
Why tankless makes more sense in Daybreak than almost anywhere
Daybreak homes were built with the right plumbing infrastructure for a tankless conversion to be straightforward. The original gas line is usually 3/4" from the meter (some Highland builds got 1"), the gas meter is sized for the planned addition of a tankless or backyard kitchen, exterior wall venting access is good in most utility room layouts, and the recirculation loop most builders installed integrates with current Rinnai SE+ and Navien NPE-A2 models out of the box. We do more tankless conversions in South Jordan than in any other city we serve.
A tankless water heater heats water on demand instead of keeping 50 gallons hot 24 hours a day. When you turn on a hot faucet, water flows through a heat exchanger, gets heated instantly, and comes out hot for as long as you want. No tank to run out, no standby energy loss, no 12-year replacement clock. For a Daybreak family of 4 to 6 with multiple bathrooms and a master tub, this is what the builder should have spec'd in the first place.
What we install in South Jordan
- Rinnai — our default for most Daybreak homes. Reliable, well-supported, 12-year residential warranty, excellent app and smart-home integration with Nest, Ecobee, and Honeywell pro thermostats
- Navien — condensing units, 94-98% efficiency, best for the larger Highland and Vista builds
- Noritz — commercial and larger residential, used on some of the bigger custom homes east of Bangerter
- Indoor and outdoor models — most South Jordan installs are interior wall mount in the utility room
- Recirculation-ready models — integrate with Daybreak's standard recirc pump and timer
What changes during a Daybreak install
A tankless replacement is more than a swap. Gas line check — most Daybreak homes have a 3/4" line that's adequate, but we verify capacity at the meter and through the house before committing. Venting — condensing tankless units run PVC or polypropylene direct through the exterior wall; we check HOA approval if the vent termination is visible from the street. Condensate drain — condensing units produce slightly acidic condensate that needs a neutralizer and a drain path (usually to the floor drain or laundry standpipe). Electrical — tankless needs a 120V outlet; most Daybreak utility rooms already have one. Water softener verification — Utah hard water destroys tankless heat exchangers 2-3x faster than soft water. If your original Daybreak softener is past year 10, we replace both at the same time.
Honest tankless math for Daybreak
A like-for-like 50-gallon tank install runs $1,850-$2,850. A tankless install runs $4,500-$6,800. The upfront delta is $2,000-$4,000. Tankless saves 25-30% on gas usage — about $9-$16/month or $108-$192/year for a typical Daybreak family. Pure-payback math says 10-20 years. But in Daybreak specifically, the value isn't payback. It's: endless hot water for the master tub, smaller footprint that gives you the utility-room shelf back, 20-year lifespan that aligns with the rest of the smart-home equipment, and seamless integration with the home automation you already have. Most Daybreak homeowners doing a first-replacement upgrade go tankless once they see the comparison.

Signs Tankless Is The Right Upgrade For Your Daybreak Home
Tankless isn't right for everyone. It shines in specific situations — here's when it makes sense in South Jordan.
Family of 4+ in a Daybreak Highland, Vista, or Garden Park home
Original builder-grade 50-gallon tank is at year 10-15 and showing signs
You want to reclaim the utility room floor space the tank takes up
Master suite has a deep soaking tub that fills slowly on a tank
Multiple simultaneous hot uses (shower + dishwasher + laundry) overwhelm current tank
You're already replacing the original Daybreak water softener at the same time
Smart-home integration with Nest/Ecobee schedules matters to you
Plan to stay in the home 10+ years (tankless lifespan favors long-term owners)
Existing recirculation loop you want to keep using
Tankless was on the original spec sheet but the builder substituted a tank

The Process
How a Daybreak Tankless Install Runs

On the truck
Cable machine, jetter, and pipe camera — every call.
In-home assessment
Tech reviews existing gas line size, gas meter capacity, venting routes (with HOA implications if visible from street), electrical availability, water supply line, recirculation loop integration, and softener status. Scoped quote with any required upgrades — no surprise add-ons during install.
Unit selection and scheduling
We recommend a specific Rinnai, Navien, or Noritz model based on household size, simultaneous use, and existing smart-home integration. Most installs schedule 3-7 days out; sooner if inventory's on hand and your old unit is leaking.
Install day
Old tank removed and hauled off. New tankless mounted to wall. Gas line verified or upgraded if needed. Venting installed through exterior wall (HOA-approved location if applicable). Condensate drain routed. Recirculation loop tied in. Service valves added for future descaling. Full day for most jobs.
Commissioning and smart-home setup
Pressure test the gas line, verify combustion air, run hot water through every fixture, set the unit's wifi connection, install and configure the manufacturer app on your phone, integrate with Nest/Ecobee schedule if you want recirculation timed to occupancy. You get a walkthrough on app, error codes, and descaling reminders.
Permit and inspection
We pull the South Jordan permit before install and schedule the inspection afterward. Pass the inspection, register the manufacturer warranty (12 years on parts for most Rinnai residential), and include our 10-year workmanship warranty on the paperwork.

FAQ
Tankless FAQs in South Jordan
A standard condensing tankless install runs $4,500 to $6,800 all-in — unit, mount, gas line verification, venting, condensate drain, recirculation tie-in, South Jordan permit, and 10-year workmanship warranty. Non-condensing units are cheaper ($3,500-$5,200) but rarely the right choice in Daybreak. Most homes don't need a gas line upgrade because the builder already ran 3/4".
