Overview
Gas work is not DIY — here's what proper repair looks like
Gas plumbing isn't a place to shortcut. A loose fitting, a bad flare joint, a nicked line behind drywall — any one is a slow leak that can go undetected for weeks, then ignite. Every gas job we do is performed by a licensed gas-certified plumber, with a city permit pulled, pressure-tested to code, and signed off by a city inspector. If a contractor tells you gas work doesn't need a permit, find a different contractor.
South Jordan gas calls cluster around three patterns. Daybreak backyard gas extensions — outdoor kitchens, gas grills, fire pits, patio heaters, pool heaters — common upgrades on 12+ year-old Daybreak homes where the original builder didn't run exterior gas. Tankless gas verification and upsize — most Daybreak homes have 3/4" gas line which is adequate for residential tankless, but we verify capacity at the meter before installs. Emergency leak response — usually flex connectors that have aged out (10-15 year replacement cycle) or CSST bonding issues from the early Daybreak builds.
When to call us for gas work
- You smell gas — anywhere near a stove, water heater, furnace, dryer, or outside near the meter. Leave the house, shut the gas meter off if safe, call us and the utility
- Pilot light won't stay lit — sometimes a faulty thermocouple, sometimes a gas supply issue. We diagnose both sides
- Flex connector looks corroded or brittle — required replacement every 10-15 years (Daybreak builders 2008+ used CSST flex)
- New appliance install — gas range, dryer, furnace, water heater, tankless, fireplace insert, outdoor grill, patio heater, fire pit, pool heater
- Daybreak backyard gas extension — running gas to an outdoor kitchen, fire pit, or pool heater (HOA approval required for exterior trench)
- Tankless gas verification — we confirm 3/4" line is adequate before tankless install
- Remodel or addition — capping off existing gas, relocating lines, adding new drops
- CSST bonding check — Daybreak homes 2008-2014 sometimes have CSST without proper bonding to electrical ground
How gas leak detection works
Multiple tools depending on the situation. Electronic gas sniffers that detect methane concentrations as low as 50 ppm. Bubble testing on visible fittings. Pressure testing — we isolate a section, pressurize to 10-15 PSI with air, and watch a gauge over 15 minutes. A drop means a leak; we isolate further until found.
For a leak behind a wall, we combine electronic detection with line tracing and sometimes thermal imaging. Once located, we cut the smallest possible access, repair with proper black iron pipe, CSST, or tracer-wire PE (exterior underground). All joints threaded and pipe-doped properly, re-tested to code, inspected by South Jordan.
What we install in Daybreak backyards
Outdoor kitchen gas drops — to a built-in grill, side burner, smoker, or pizza oven. $685-$1,850. Fire pit gas lines — buried PE line to a permanent fire pit feature. $885-$2,250 depending on trench length. Pool heater feeds — gas line to the pool equipment pad with appropriate sizing. $985-$2,850. Patio heater drops — common on Daybreak rear patios. $585-$1,250. All exterior runs require Daybreak HOA approval; we pull it as part of standard scope.
What Valley does differently
Every gas tech on our fleet is licensed for gas work through Utah DOPL. Every job gets a South Jordan permit. Every line we install gets pressure-tested to code (15 PSI for 15 minutes minimum) before drywall closes up. Daybreak HOA approval pulled for all exterior runs as part of the scope. 1-year workmanship warranty on all gas plumbing work. Emergency leak calls get 30 to 45-minute dispatch from our S Jordan Pkwy shop.

The Process
How a Gas Line Repair or Install Runs in South Jordan

On the truck
Cable machine, jetter, and pipe camera — every call.
Triage and safety first
If it's an active gas leak, leave the house, shut off the meter if safe, and call. We dispatch in 30 to 45 minutes from S Jordan Pkwy and stop the leak before anything else. For non-emergency work — outdoor kitchen, fire pit, tankless verification — we schedule an in-home assessment.
Assess and quote
Tech confirms pipe path, existing line sizing, meter capacity, and code requirements. For exterior runs, we plan the trench route with HOA approval in mind. You get a flat-rate quote that includes permit, HOA approval coordination, inspection, and workmanship warranty.
Permit and HOA approval
We pull the South Jordan city permit and Daybreak HOA approval (for any exterior trench or visible vent termination) before work starts. Approval timing built into our scheduling.
Install and pressure test
Half-day for new appliance drop, 1-2 days for longer line extension or upgrade. Black iron, CSST, or tracer-wire PE pipe depending on code and location. Every new line pressure-tested to 15 PSI minimum for 15 minutes.
City inspection and warranty
South Jordan inspector verifies work to code. Once passed, we connect the appliance, leak-test fittings, turn gas on, commission the appliance. 1-year workmanship warranty and permit sign-off.
