We dispatch based on service type (plumbing, HVAC, or excavation), tech availability, and proximity to your home. For recurring customers, we'll note your preferred tech in our system and route them to you when possible. Every tech on our roster is W-2, background-checked, and Utah-licensed — not a subcontractor.

For true emergencies — burst pipes, sewer backups, gas leaks, no heat in winter — we target on-site response within 60 to 90 minutes across Salt Lake City and surrounding areas. Response times for outlying service areas can run 2 to 3 hours depending on traffic and crew location. We communicate ETAs in real time.

Yes. All labor comes with a 1-year workmanship warranty standard, and parts carry the manufacturer's warranty (typically 5 to 10 years depending on the product). Major installs like water heaters, furnaces, AC systems, and sewer line replacements carry extended warranties, often up to 10 years on parts and 2 years on labor.

Utah's hard water is tough on water heaters. A standard tank-style water heater that might last 10 to 12 years in a soft-water region often only makes it 8 to 10 years here. Tankless units last longer — 15 to 20 years with proper maintenance. Annual flushing to remove sediment is the single biggest factor in extending water heater life.

Salt Lake Valley's water runs 200–400+ ppm in hardness, well above the 60 ppm threshold for "soft" water. Hard water leaves scale deposits on fixtures, reduces soap lather, dries skin and hair, and shortens the life of appliances like water heaters and dishwashers. A whole-home water softener is the most effective fix. We also install reverse osmosis systems for drinking water.

Every 18 to 24 months for most homes, more frequently if you have older cast iron or clay sewer lines, trees near your lateral, or a history of backups. A professional cleaning with a motorized snake or hydro jet clears buildup before it becomes a blockage. We also offer preventive maintenance plans that include annual drain cleaning.

If you've had repeated backups, slow drains across multiple fixtures, sewer gas odors, or if you're buying an older home (pre-1980s), a camera inspection is worth the $200–$300 it costs. We feed a high-def camera through your sewer line and record the footage so you can see exactly what's going on — cracks, bellies, root intrusion, offsets, or full collapses.

A repipe replaces the galvanized, polybutylene, or failing copper piping in your home with modern PEX or copper. Typical projects run 2 to 5 days, require drywall repair in select spots, and cost $4,000 to $12,000 depending on home size and material choice. We provide a detailed written quote after an on-site assessment and handle all permits.

HVAC FAQs

Most gas furnaces last 15 to 20 years. Signs it's time to replace include: rising utility bills with no explanation, uneven heating between rooms, yellow or flickering burner flames, cracks in the heat exchanger, or repair costs that exceed 50% of replacement. We offer free in-home assessments and can often finance new installs with 0% intro APR.

AC sizing depends on square footage, insulation, window exposure, ceiling height, and local climate — not just square footage alone. Undersized units run constantly and don't cool; oversized units short-cycle and leave humidity high. We perform a Manual J load calculation before every install to size the system correctly for your specific home.

Modern cold-climate heat pumps work down to around -15°F, which covers most Wasatch Front winters. For colder snaps, we pair them with a backup heat source — typically a gas furnace (dual-fuel) or electric strip heat. Heat pumps are often 2 to 3 times more efficient than gas furnaces on mild days and can cut shoulder-season utility bills significantly.

Twice a year — once in spring for your AC, once in fall for your furnace. A proper tune-up includes cleaning coils, checking refrigerant levels, testing electrical connections, calibrating the thermostat, replacing filters, and inspecting the heat exchanger. Regular maintenance extends equipment life, cuts utility bills, and catches small issues before they become emergency calls.

For most Utah homes, yes — especially given our inversion season, dust, and wildfire smoke. Professional duct cleaning removes built-up dust, pet dander, construction debris, and occasionally pest residue. We recommend it every 3 to 5 years, or sooner after remodeling, if you've moved into a new (to you) home, or if anyone in the household has allergies or asthma.

Most residential HVAC systems run best with MERV 8 to 13 filters. Higher MERV ratings filter finer particles (including some PM2.5) but restrict airflow — too high a MERV on a system not designed for it can actually strain the blower. For serious IAQ concerns, pair a MERV 13 filter with a whole-home HEPA bypass unit or media air cleaner instead of going higher on the standard filter.

Excavation

Excavation FAQs

Traditional excavation digs an open trench along the length of the pipe — cheaper, but tears up landscaping, driveways, and hardscape. Trenchless methods (pipe bursting, pipe lining, directional drilling) repair or replace pipe through two small access pits at each end, preserving most of your yard. Trenchless usually costs 30 to 50% more but saves thousands on landscape restoration.

We handle that for you. Utah law requires a Blue Stakes locate at least 48 hours before any excavation, and we submit the request as part of every excavation project. Utility companies come out and mark their lines with color-coded paint and flags so we can dig safely around gas, electric, water, sewer, and communication lines.

Yes, almost always. Permits are required by every municipality in Utah for sewer lateral replacement, main water line work, and most excavation projects. We pull all required permits, coordinate inspections, and ensure the work is signed off by the city — you don't handle any of it. Permit fees are itemized in your estimate.

For sewer lines, we primarily install SDR 35 or Schedule 40 PVC, or HDPE for trenchless pipe bursting. For water mains, we use copper or PEX-A (depending on local code). These materials carry 50+ year expected service lives and resist the mineral buildup and soil movement common in Utah. We'll recommend the right material based on your soil type, grade, and existing plumbing.

Most residential sewer lateral replacements run 1 to 3 days start to finish — excavation, pipe replacement, backfill, and tamping. Trenchless methods often wrap in a single day. Restoration (concrete, sod, sprinkler repair) can add another day or two. We pull permits ahead of time so the actual work isn't delayed once we break ground.
