How Do Tankless Water Heaters Work?

Tankless water heaters make sure you have hot water whenever you need it. Essentially, a hot water on demand system, you will not have to heat a tank full of water and wait for hot water. With a tankless system, the water is only heated when you need it, so you have the benefit of saving money and enjoying hot water on the spot without waiting.

What Are the Advantages Over Traditional Units?

Tankless water heaters are not only for commercial use anymore.  Many homeowners are choosing to take advantage of the space- and money-saving tankless water heaters.

When you choose a tankless unit, you can enjoy these benefits and more:

  • You won't run out of hot water - ever!

  • Enjoy more room - Tankless water heaters take up only a fraction of the square footage in a utility room.

  • It costs less to operate - Since these machines are more energy efficient, you will not have to spend money heating your water until you need it.

  • Lasts longer - These units can last 20 years or more - that's twice the lifespan of a traditional system.

Frequently Asked Questions

Q: Are tankless water heaters worth it?

This is a great question to bring up to your plumber.  Every home and situation is different when it comes to the use of a property's water heater.  Here are a few things to consider:

  1. How much energy are you currently using and does a tankless water heater give you great savings on that energy?
  2. Are you looking for more space where your water heater currently is?
  3. How much hot water does your family use?
  4. Do you currently run out of hot water?
  5. How long are you going to be in your home?

Each answer to the above question can help your licensed plumber help you decide what option is best for you and your property.

Q: What can I do to prolong the life of my water heater?

Here is a checklist of items you can do to make sure your water heater gives you the longest life possible.

  1. Flush the Tank Regularly
  2. Check and Replace Anode Rod
  3. Maintain Proper Temperature (120 degrees Fahrenheit)
  4. Install a water softener
  5. Monitor for Leaks
  6. Insulate Pipes
  7. Avoid Excess Pressure
  8. Schedule Professional Maintenance

Q: Can I use a tankless water heater in colder climates?

Yes, but the unit must be properly insulated, and its capacity should account for colder incoming water temperatures.

Q: How much can I save on energy bills with a tankless water heater?

On average, a tankless water heater is 24-34% more energy-efficient for homes using less than 41 gallons of hot water daily.

Warning signs

Signs Tankless Is The Right Upgrade For You

Tankless isn't for everyone. It shines in specific situations — here's when it makes sense.

  • Large family (4+ people) regularly running out of hot water mid-shower

  • Current tank is 10+ years old and approaching end-of-life

  • You want to reclaim the floor space a tank currently takes up

  • You're already doing a remodel that touches the gas line and utility room

  • Planning to stay in the home 10+ years and want long-term lower gas bills

  • High-demand simultaneous use (shower + dishwasher + laundry) overwhelms current tank

  • You have a vacation home that sits unused and you don't want a tank heating nothing

  • Currently have a 75-gallon tank and want to downsize footprint without losing capacity

  • Prior water heater experience includes tank rupture and flooding

  • You value endless hot water for luxury tubs or big soaking baths

Endless hot water

Nobody takes the last shower.

Tankless heats water on demand. Shower, dishwasher, and washer running simultaneously — still hot. 20-year lifespan, 25-30% less gas, wall-mount saves floor space.

Typical lifespan

Across Salt Lake, Utah, Davis, Weber, and Tooele counties.

The Process

How a Tankless Install Runs

  1. In-home assessment

Tech reviews existing gas line size, gas meter capacity, venting routes, electrical availability, water supply line, and softener status. You get a scoped quote with any required upgrades built in — no surprise add-ons during install.

  2. Unit selection and scheduling

We recommend a specific Rinnai, Navien, or Noritz model based on household size, simultaneous use, and vent type. Most installs schedule 3-7 days out; sooner if inventory's on hand and your old unit is leaking.

  3. Install day

Old tank removed and hauled off. New tankless mounted to wall. Gas line upgraded if needed. Venting installed through exterior wall. Condensate drain routed to drain. Water connections made with service valves for future descaling. Full day for most jobs, two for major gas line upgrades.

  4. Commissioning and testing

Pressure test the gas line, check for combustion air, run hot water through every fixture, verify temperature stability, register warranty with manufacturer. You get a walkthrough on how to use the unit and what the error codes mean.

  5. Permit and inspection

We pull the city permit before install and schedule the inspection afterward. Pass the inspection, register the manufacturer warranty (12 years on parts for most Rinnai residential), and include our 10-year workmanship warranty on the paperwork.

FAQ

Tankless FAQs

A standard condensing tankless install runs $4,500 to $6,800 all-in — unit, mount, gas line upgrade if needed, venting, condensate drain, permit, and 10-year workmanship warranty. Non-condensing units are cheaper ($3,500-$5,200) but less efficient. Add $485-$1,250 if the existing gas line is too small and needs to be upgraded from 1/2" to 3/4" or 1".
