Overview

Why Lehi excavation is its own animal

Lehi excavation looks different from anywhere else we work. Most of the city was built after 2010 — Traverse Mountain, Holbrook Farms, Skye Estates, Ivory Ridge, Cold Springs Ranch, the Thanksgiving Point corridor — which means the sewer mains and water services in those subdivisions are PVC, HDPE, and copper that has another 40-50 years on it. We're not replacing pancaked Orangeburg here the way we are in Kearns or Magna. What we ARE doing is new-construction utility extensions, sewer cleanout permit work for HOAs that didn't get cleanouts in the original spec, and main water line repairs in the unincorporated pockets of Lehi where homes are still on private wells transitioning to municipal service.

The tradeoff with newer construction is that the lines were installed by whoever the developer chose, and developer-grade installs cut corners we have to fix. Bedding sand skipped, pipe laid in cobble that will eventually shear a joint, cleanouts placed where they don't satisfy current Lehi city code, gas service stub-outs to detached structures (pool heaters, ADUs, shop buildings) that nobody documented. By year 5-10 those installs start showing problems, and by year 15 — which is where Traverse Mountain is now — we're back out fixing them.

Our Lehi office sits at 1490 N 300 E, north of Main and east of I-15, which puts us 8 minutes from Holbrook Farms, 10 minutes from Skye Estates, and inside 15 minutes of every neighborhood from Old Lehi to Suncrest. That matters because excavation work needs the truck, the locator, the vac truck, and the permit pack all on site at the same time — and shuttling any of that down from Salt Lake adds half a day per call.

The HOA piece matters too. Master-planned communities in Lehi run real architectural review boards — Traverse Mountain, Holbrook Farms, Ivory Ridge, and Skye Estates all require pre-approval for any exterior work that touches landscape, hardscape, or the streetscape. That includes excavation. We pull the HOA pre-approval pack alongside the city permit, which adds 5-10 business days to the schedule on a non-emergency dig but keeps you out of HOA fines and forced restoration after the fact.

We're not subcontracting any of it. The same in-house crew that picks up at the Lehi shop is the crew loading the truck, filing Blue Stakes (Utah 811 — required by state law 48 business hours before any dig), pulling the city permit, and finishing surface restoration to whatever the HOA spec calls for. Most of our Lehi techs live in Lehi, Saratoga Springs, or Eagle Mountain, so dispatch from this side of the point is the home-field call.
