Overview

Cooling Salt Lake City means cooling old houses creatively

Salt Lake City's housing stock is older, denser, and weirder from an HVAC standpoint than anywhere else in our service area. The Avenues, Capitol Hill, Marmalade, much of Sugar House and Liberty Wells — these neighborhoods went up between 1890 and 1940. Most were built with coal stoves, then converted to oil, then gas-fired octopus furnaces, then forced-air with whatever ductwork would fit through plaster walls and lath. Plenty of homes still have no real ductwork at all — just a swamp cooler on the roof and window units in the bedrooms. That's the cooling reality of SLC, and it's why mini-splits, ducted retrofits, and selective central installs are the bread and butter of our SLC crew.

Our 300 North shop is six blocks from downtown, which means we're 5–10 minutes from the Avenues, Capitol Hill, Marmalade, and Central City — and 10–15 from Sugar House, Liberty Wells, 9th & 9th, Yalecrest, and the East Bench. We dispatch every day during summer, plus 24/7 emergency coverage when the inversion stalls heat in the valley for three or four days straight. The downtown shop is also where our commercial crew launches from for restaurant rooftop work and small-tower retrofits.

What SLC cooling actually looks like in practice

  • Mini-splits in Avenues bungalows — most common SLC cooling install we do. No ductwork, no good way to add it through plaster. One outdoor condenser, two to four indoor heads, done in two days
  • Swamp cooler conversions — owner upgraded the kitchen, hates the swamp cooler humidity dumping into the new cabinets, wants real AC. We pull the swamp cooler, pipe-cap the roof, and install central or ducted mini-split
  • Window-AC eliminations — the ugly window unit goes, a wall-mount mini-split head goes in, and the bedroom is finally quiet enough to sleep in
  • Capitol Hill condo retrofits — concrete walls, no exterior space for big condensers, often co-op approval on exterior aesthetics. We pick small footprint condensers and route line sets through closets
  • Selective central AC — when the home does have decent ductwork (Yalecrest, parts of East Bench, post-war Rose Park), we install standard central with a Manual J load calc and a permit
  • Sugar House slab-on-grade homes — flat lots, condensate drain options matter, condenser placement next to small side yards is its own puzzle

Inversion winters affect cooling planning

This sounds counterintuitive but it's worth saying out loud. SLC's winter inversion (the heat lid that traps PM2.5 in the valley December through February) drives a huge share of our IAQ business — and IAQ is paired with cooling because the air handler is the same. If you're already replacing or installing AC, that's the right time to add a media filter cabinet or a UV light, not later as a separate job. Our SLC techs ask about inversion, wildfire smoke, and allergies on every cooling consult, because the install decisions stack.
