AC Maintenance
AC MAINTENANCE IN SALT LAKE CITY — SPRING TUNE-UP DONE RIGHT
An hour in April beats a breakdown in July. Our 21-point tune-up finds weak capacitors, low refrigerant, and inversion-grime-clogged coils before the first heatwave. Avenues, Sugar House, Yalecrest — older systems get more value out of this than newer ones.

Overview
Why annual AC maintenance matters more in Salt Lake City
Skipping annual AC maintenance is a gamble that pays off until the day it doesn't. Every failed-capacitor call we run on a 98° Saturday in July — that capacitor was usually showing weak readings back in April. Every frozen coil on a Monday morning — that coil was half-choked with cottonwood fluff and inversion grime the year before. Annual maintenance catches small issues when a tech can fix them in ten minutes, instead of an emergency call with after-hours surcharge.
Salt Lake City is rougher on AC systems than the rest of the valley. Winter inversion deposits PM2.5 grime on outdoor condenser coils that doesn't wash off in spring rain — it has to be brushed and cleaned with proper coil cleaner. Mature elm and cottonwood trees in the Avenues, Yalecrest, and Sugar House drop fluff and pollen onto coils through June. Hard water drips off condensate lines in older homes leave mineral crust on float safety sensors. And many SLC homes are still running ACs from 1995–2010 — old enough that small issues compound fast without preventive checks.
What a real tune-up includes (our 21-point)
- Refrigerant pressure and subcooling check — catches slow leaks before you lose cooling capacity
- Capacitor microfarad test — a weak cap reads 5–10% off spec months before it dies. We replace those preemptively
- Contactor inspection — pitted contacts cause hard starts and compressor wear, common on 10+ year old SLC systems
- Condenser coil wash — proper coil brush + coil cleaner, not a hose blast. Removes inversion grime, cottonwood, and pollen
- Evaporator coil visual + clean if accessible — biggest efficiency killer indoors, especially in older homes with thin filters
- Blower motor amp draw — rising amps = failing bearings = expensive repair later
- Condensate drain flush — clear the line, test the float safety, treat with tablets to prevent algae regrowth
- Electrical connection tightening — loose 240V connections cause arcing and board failures
- Thermostat calibration — replace weak batteries, verify swing and call delay
- Filter check — measure static pressure, recommend correct MERV for your system (especially relevant in SLC inversion winters)
- Temperature split across coil — should be 18–22°F. Anything outside that, we investigate
- Outdoor disconnect check — corroded disconnects from inversion moisture are a SLC surprise hazard
When to schedule in Salt Lake City
Best window is April through mid-May — before temps hit the 90s, before our crew calendar fills with emergency repairs, and before cottonwood drops in the Avenues, Yalecrest, and Liberty Wells. Second-best is October for heating, where we roll the AC check into the furnace tune-up. If your system is over 10 years old or has had any repairs in the last two summers, don't skip the spring check.
What Valley does differently
No fake $29 tune-ups. Most cheap HVAC checks are a 12-minute glance-and-go to set up an upsell. Our 21-point takes 45–75 minutes, and the tech leaves a printed report with exact measurements — refrigerant pressures, subcooling, superheat, capacitor microfarads, amp draws, static pressure, temperature split. That report becomes a baseline; next year you can see exactly what drifted.
Members of the Quality Service Club HVAC tier ($199/year per unit) get the tune-up included, plus 15% off any repair, priority dispatch on busy days, and a 1-year parts/labor warranty on repair work. For most SLC homeowners that's break-even at two small repairs a year, and a major discount if anything bigger happens. Many Avenues and Sugar House households run two systems (a central plus a basement mini-split), and the dual-unit plan at $299/year covers both.
What maintenance won't do
It won't make a 15-year-old R-22 unit young again. If your compressor is on its last legs, a tune-up won't save it. What it will do is give you honest warning — "this unit is showing 8+ signs of end-of-life, plan replacement this fall" beats "your AC died on July 4th and we're booked two weeks out." We tell you the honest state of the system every visit.

Warning signs
Signs Your Salt Lake City AC Is Overdue for Maintenance
Most of these are symptoms a tune-up would have caught months earlier. If you're seeing more than one, schedule before summer hits.
It's been more than 18 months since the last professional service
Summer power bills keep creeping up year over year
House takes longer to cool than it used to
Airflow at vents feels weaker than last year
You hear clicking or brief buzzing at start-up
Outdoor coils look gray-grimed from inversion or choked with cottonwood
Air filter hasn't been changed in 6+ months — common in older SLC homes
System is 5+ years old and has never had a professional tune-up
Avenues or Yalecrest home with original coil under mature trees
Manufacturer warranty requires annual service to stay valid

April is the window
Book the spring tune-up before cottonwood hits the Avenues.
Mid-April through Memorial Day is when techs can get in, do the full check, and catch the problems you'd otherwise meet in July. After that we're in emergency mode.

The Process
What Happens During a Valley AC Tune-Up in SLC

On the truck
Cable machine, jetter, and pipe camera — every call.
Outdoor unit inspection and wash
Tech pulls the disconnect, removes the top grill, inspects the fan motor and contactor, then washes the condenser coil with proper coil cleaner and a gentle rinse. Inversion grime, cottonwood, and pollen come out, airflow restores.
Electrical + capacitor test
Microfarad test on run and start capacitors. Tightens all 240V and low-voltage connections. Verifies contactor, checks amp draw against nameplate.
Refrigerant + airflow measurements
Connects manifold gauges, measures suction and liquid pressures, calculates subcooling and superheat. Measures temperature split across the coil and static pressure across the filter. Numbers get recorded.
Indoor coil, blower, and drain
Visual inspection of evaporator coil (cleaned if accessible), blower motor amp draw, condensate line flush and float safety test, filter recommendation matched to your system.
Report and honest next-steps
Printed 21-point report with all measurements. If the system's healthy, we say so. If something's marginal, we quote a repair before it becomes a breakdown. No upsell theater.
