SALT LAKE CITY HEATING — OLD HOMES, BOILERS, FURNACES

Salt Lake City's housing stock is older than almost anywhere on the Wasatch Front. The Avenues, Sugar House, Liberty Wells, Marmalade, Capitol Hill — these are 1890s to 1940s neighborhoods where the original heat source was a coal-fired octopus furnace in the basement, later converted to gas. A lot of those original "octopus" furnaces — huge gravity-feed cast-iron units with eight ductwork arms reaching out to every floor register — are still in service. Some homes never had ductwork at all and run hydronic boilers with cast iron radiators. We work on all of it.

Our SLC crew dispatches from 244 W 300 N, Suite 201, in the Marmalade district. That puts us 5 minutes from the Avenues, 10 minutes from Sugar House and Liberty Wells, 15 minutes from Federal Heights and the East Bench. The narrow alleys and tight basements that confuse out-of-area HVAC companies are where our techs do their best work. We've replaced enough 1930s octopus furnaces in 36-inch-wide basement doorways to know which units fit and which need to be cut into pieces on the way out.

Where SLC heating differs from the rest of the valley

• Boilers are common, not rare — radiator and baseboard hydronic systems are alive in the Avenues, Sugar House bungalows, and older Marmalade homes. Most plumbers don't service them; we do.
• Octopus furnace replacements — those 1940s gravity furnaces still heat hundreds of SLC homes. We do single-day swaps to high-efficiency 95% AFUE condensing units, with chimney re-line and ductwork modifications.
• Single-zone HVAC retrofits — narrow Avenues homes (16-18 ft wide) often can't fit central forced-air without major surgery. Ductless mini-split heat pumps are the right answer; we install the most multi-zone Mitsubishi Hyper-Heat in this part of the valley.
• Inversion winters and indoor air quality — SLC's January inversion traps PM2.5 down in the basin. Old leaky ductwork pulls that polluted air into the house. Sealed combustion furnaces, MERV 13 media filters, and HRV/ERV ventilators matter more here than in West Valley.
• Cracked heat exchangers in 25+ year old units — every winter we red-tag CO-leaking furnaces in homes where the unit is older than the homeowner. Annual combustion analysis is non-negotiable on anything pre-2000.
