What a real furnace install looks like in old SLC homes

Furnace installation in Salt Lake City is rarely the like-for-like swap that a furnace install is in West Jordan or Lehi. SLC's housing stock skews older — Avenues (1890s-1925), Marmalade (1900s-1940s), Sugar House (1910s-1930s), Liberty Wells (1920s-1940s), Capitol Hill (1900s-1930s). The furnaces we replace fall into a few categories: original octopus gravity furnaces from the 1940s still in service, 1970s-80s atmospheric-vent units near end of life, and 1990s mid-efficiency furnaces hitting their 25-year point. Each requires different install scope, different ductwork modification, and different chimney work.

We've replaced enough furnaces in 36-inch-wide basement doorways with 6.5-foot ceilings to know which units fit and which need to be cut into pieces on the way out. What gets installed

A modern 95%+ AFUE condensing furnace vents through PVC (not metal flue), pulls combustion air from outside, and condenses exhaust to extract nearly all heat. That condensate has to drain — into an existing drain, pumped to a floor drain, or routed outside with freeze protection. If we're replacing an 80% atmospheric-vent unit, the existing metal flue usually can't be reused because your water heater can no longer draft on its own. We re-line the chimney or convert water heater venting as part of the job. Add $685-$1,450 for chimney re-line.

Octopus furnace replacement — SLC specialty

When we replace a 1940s gravity octopus furnace, the scope is bigger than a normal swap. The original 16-18" round trunk lines designed for natural-convection airflow are wrong for a high-efficiency variable-speed blower's CFM output. The original return air — usually a single grille at the bottom of the basement stairs — is undersized. The original chimney is sized for the old gravity flue, not modern PVC. Plan on $6,500 to $9,200 turnkey for an octopus replacement: $5,200-$7,800 for the furnace itself, plus $1,500-$3,500 for ductwork modification, plus chimney work. We've done several hundred of these in the Avenues, Sugar House, and Marmalade.

Tight basement access

Avenues and Marmalade basements are often 6.5-foot ceilings with narrow stairs and stone foundation walls. Old octopus furnaces don't fit through doorways whole — we cut them into sections to remove. New furnaces are typically modular. We bring rigging, dollies, and ramps to make tight access work. If your basement requires a hatch removal or a window-well dolly drop, we plan for it during the quote.

Manual J load calculation — especially important in old homes

Old SLC homes have wildly variable insulation, infiltration, and window quality. A 1925 Avenues bungalow with original single-pane windows and no wall insulation has 3-4x the heat loss of a 2010 Daybreak townhouse of similar square footage. Sizing furnace by rule-of-thumb in these homes is how you end up with an oversized unit that short-cycles. We do a real Manual J for every install — measuring envelope, window area, insulation in walls and attic, infiltration estimates. Right-sizing pays off in steadier comfort, longer cycles, and lower gas bills.

  • Communicating controls (optional) — fully-communicating systems modulate together if you upgrade thermostat and AC

Install day in SLC

  2. Permit pulled with Salt Lake City

    Salt Lake City Building Services requires a mechanical permit for any furnace replacement. We pull it in your name, handle paperwork, and schedule the inspection. Historic district properties (Avenues, Capitol Hill) sometimes carry additional review — we know the process.

  3. Old unit removed, pad prepped

    Morning of install. Gas and power locked out. Old unit disconnected. Octopus furnaces and large 1980s units come up the stairs in sections. Pad cleaned, leveled, insulated for cold-floor protection.

  4. New unit set and connected
