The valve that keeps your house from flooding in spring
In Utah, a stop-and-waste valve is the single most important piece of plumbing most homeowners never think about — until it fails. It's the shutoff that lets you turn off water to your sprinkler line, exterior spigots, or basement seasonal lines AND drain whatever water is still in those lines so they don't freeze and burst over winter. Done right, it's the difference between an annual fall winterize taking 10 minutes and a January flood costing $8,000+.
These valves fail in three ways: they seize closed (you can't turn the water back on in spring), they seize open (you can't shut it off in fall — winterizing impossible), or they leak from the body or stem. All three are same-day fixes if you catch them early. Wait too long and a seized valve in fall plus a hard freeze in January means a burst sprinkler manifold inside your wall.
Most Utah homes have stop-and-waste valves on:
- Sprinkler / irrigation supply — exterior or basement, isolates the irrigation system for winter
- Outdoor hose bib supply — interior shutoff feeding the frost-free spigot
- Pool or hot tub fill line — seasonal isolation
- Detached garage / shop water — outbuilding feeds
- Whole-house pre-meter shutoff — older homes have one before the meter

What we repair vs replace
- Stuck or seized valve, internal parts intact → repair: free the stem, lubricate, replace stem packing. $185-$385.
- Leaking from the stem under the handle → repair: replace the packing washer, $145-$245.
- Leaking from the body weld → replace: the brass body itself has cracked, full valve replacement.
- Won't fully open or fully close → replace: internal seat is damaged, valve is past repair.
- Old gate-style valve, frequent repairs → replace with modern brass ball valve — more reliable, lasts longer.
Utah-specific stop-and-waste issues
Hard water kills these valves. Calcium scale builds on the brass stem and inside the body, and when you finally try to turn the handle in fall after 8 months of disuse, the stem snaps off in your hand. We see it every October. The fix is using the valve more than once a year — exercise it twice in summer to keep the seat clear, or move to a maintenance program where we exercise it for you.
Ground freeze pressure is the other killer. A stop-and-waste valve buried in the yard (common on older sprinkler systems) can heave with frost cycles and crack the body at the buried fitting. Anything below grade gets relocated to interior or to a heated valve box.

The Process
How a Stop & Waste Valve Service Call Works
Locate and assess
Tech finds the valve (basement, exterior box, garage, or pre-meter) and tests operation. Most are 1-2 minute diagnostics — turns or it doesn't, leaks or it doesn't.
Flat-rate quote
Repair vs replace decision happens on-site. Stuck valve with intact internals = repair. Leaking from body or won't seal = replace. You see both prices before any work begins.
Repair or replace
Repair (free, lubricate, repack stem) is 30-60 minutes. Replacement (cut out old valve, sweat or PEX in new ball valve) is 60-120 minutes. We replace gate-style with modern ball valve when possible — more reliable.
Test full open and full close
Pressure-test fully open. Drain test fully closed (water should fully evacuate the downstream side via the waste port). Verify no leaks at the new joints under full pressure.
Exercise & schedule
We mark the valve, photograph the location, and recommend exercising it twice per year — once mid-summer, once before fall winterize. Quality Service Club members get this on the annual inspection.
