Lehi main water line work splits cleanly between three categories, and the right pipe and the right method depend entirely on which one your home falls into.

Old Lehi (Main Street, downtown, 1900s-1950s homes)

These homes have galvanized steel service lines that are now 70-100+ years old — well past design life. Galvanized internal corrosion narrows the line to half its original diameter, so symptoms usually start with low pressure across every fixture, then progress to rust-colored water, then to a leak somewhere along the run. Replacement scope is similar to anywhere else in the valley with old galvanized: full open-trench dig from city tap to house, new HDPE or PEX-A line, pressure test, inspection, restoration. Cost: $4,800-$8,500 typical for a 40-80 foot run.

Master-planned Lehi subdivisions (2010s+ — Traverse Mountain, Holbrook Farms, Skye Estates, Ivory Ridge, Cold Springs Ranch, Thanksgiving Point)

These homes have copper or PEX service lines installed by the developer's plumbing sub. Copper in Utah's aggressive clay soil starts pinholing at year 10-15 — we're now seeing that on the earliest Traverse Mountain builds. PEX holds up better but the fittings on developer-grade installs sometimes shift over time. Replacement here is HDPE for new mains because it's joint-free across the run and resistant to soil chemistry, or copper if the homeowner specifically wants it. The HOA piece matters: Traverse Mountain, Holbrook Farms, Skye Estates, and Ivory Ridge all require ARB pre-approval for visible exterior excavation, and we pull that pack alongside the city permit. Pipe bursting is often the right method here because the surface restoration math through HOA-spec landscape almost always favors the trenchless premium.

Unincorporated Lehi (well-water properties)

Pockets of unincorporated Lehi — older edges of the city, properties near the Cedar Hills boundary, some larger acreage parcels — are still on private wells. Many are converting to municipal water service as Lehi's network extends. The conversion job is full scope: well decommissioning per Utah state code (sealed and capped to DEQ standards), new HDPE service line from the city tap to the house, pressure tank removal, water softener and filtration tie-ins (almost always added because Jordan Valley aquifer water is hard), and inspection. Cost: $5,500-$14,500 depending on distance from the new tap to the house and softener/filter scope.
