If your home is in Daybreak Founders Park, Garden Park, or one of the early phases (2003-2010), your original water heater is right at the end of its life. Builder-grade tanks installed in those phases were almost always 50-gallon AO Smith or Bradford White units rated for 6 to 12 years. Utah hard water cuts that to 8 to 12 in the real world. Most of our South Jordan water heater calls are first-replacement work — the original tank is throwing a code, popping with sediment, or actively leaking at the base, and the homeowner wants to know what the upgrade looks like.

The honest answer is: it depends on what you want out of the next 20 years. A like-for-like 50-gallon swap is the cheapest path and gets you another 10 to 15 years if we add a softener. The result 15 years later: anode rod fully depleted (usually 3-5 years in Utah hard water without a softener), sediment caked at the bottom, T&P valve corroded, occasionally a glass-lined tank with rust starting at the bottom seam.
