Why SLC water is so hard — and what a softener does

Salt Lake City water tests at 13–18 grains per gallon hardness depending on the source. Anything over 7 grains is "hard." Over 10 is "very hard." We're well into the very-hard range. That calcium and magnesium dissolved in the water doesn't go away — it precipitates out anywhere it gets heated or evaporated. Inside your water heater, calcium settles at the bottom and insulates the burner, cutting efficiency 20–40% and shortening tank life from 15 years to 8–12. Inside faucet cartridges, scale grinds down rubber seats and pits brass. On glass shower doors, it's the white film you can't scrub off.

A water softener uses ion exchange — sodium ions (or potassium for low-sodium diet households) swap places with calcium and magnesium ions as water passes through a resin tank. Out comes water that doesn't scale, doesn't film, and is significantly easier on every fixture, appliance, and pipe in the house.

What's different about installing in old SLC homes

Three things to plan for. Tight basement spaces — many old Avenues and Marmalade mechanical rooms don't have the 3x4 ft footprint a softener needs. We sometimes install in a garage or build a closet. Drain access — softeners regenerate by flushing brine to a drain. Old SLC basements may not have one nearby. We can run a discharge to an existing floor drain or laundry standpipe. Water meter loop — code requires a bypass valve so the softener can be serviced without shutting off the whole house. We install a proper bypass on every job.
