Faucet repair vs. replacement — and the SLC twist

A dripping faucet seems like the smallest plumbing problem you can have. It's also one of the most expensive ignored — a slow drip wastes 3,000+ gallons a year, runs your water bill up, and stains a porcelain sink with a brown mineral trail you'll spend a Saturday scrubbing. In old SLC homes there's also a second wrinkle: most pre-1980 faucets are compression valves with rubber washers and brass seats. The internals get pitted by hard water, and once they pit, no amount of new washers will fix the drip. The whole faucet has to come out.

What we do

  • Cartridge replacement — modern single-handle faucets (Moen, Delta, Kohler) use a cartridge. Drip means cartridge is shot. $145–$245.
  • Compression rebuild — old two-handle faucets common in Avenues and Sugar House baths from the 1950s–70s. New seats, washers, packing. Buys 5–10 more years if the brass is still good. $185–$295.
  • Full faucet replacement — kitchen, bath, laundry, exterior. New faucet, new supply lines, new shutoffs if the old ones are seized (very common in old SLC homes). $245–$485.
  • Shutoff valve replacement — old multi-turn valves seize closed and won't reopen. We swap them for quarter-turn ball valves while we're under the sink anyway.
  • Outdoor hose bib repair — frost-free spigot replacement, anti-siphon valve, supply line behind the wall.

The SLC shutoff problem

Here's the thing nobody warns homeowners about in old SLC houses. You go to replace the kitchen faucet. The under-sink shutoffs haven't been turned in 25 years. You twist the handle, the valve seizes, and now you can't shut the water off without going to the basement main. Nine times out of ten in pre-1980 homes, the under-sink shutoffs are non-functional. We expect this and quote replacement valves on most faucet jobs as part of the work — saves you a separate emergency call when one finally lets go.

Most of these are easier to fix when they start. Wait too long and a $145 cartridge becomes a $485 full faucet replacement plus shutoff valves.

  • Constant drip when faucet is fully closed

How a Faucet Repair or Install Goes in SLC

  2. Shut off the water

    Under-sink shutoffs first. If they're seized (typical in pre-1980 SLC homes), we shut at the basement main. Quote includes new shutoff valves if needed.

  3. Repair or replace

    Cartridge swap is 20–30 minutes. Compression rebuild is 45 minutes. Full faucet replacement with new supply lines and shutoffs is 60–90 minutes. New caulk seal at the deck.

  4. Test and verify

    Run hot, cold, and mixed at full flow. Check under the sink for any drip from new connections. Wipe everything down before we leave.

  5. Document and warranty

    Photo of the work, written invoice, 1-year workmanship warranty on the install. If we replaced a cartridge under manufacturer warranty, we register the warranty for you.
