Overview
What's wrong with the toilet — and what it costs to fix
Toilets are simpler than they look. The whole system is just three jobs done by interchangeable parts: fill the tank (fill valve), hold the water until you flush (flapper), and flush cleanly (flush valve and trap). When something goes wrong, it's almost always one of those three failing. The complication in old Salt Lake City homes is the flange — the metal collar that connects the toilet to the cast iron drain stack — which in pre-1970 homes is often a corroded, broken, or split lead bend that nobody noticed until the toilet started rocking.
What we fix
- Running constantly — flapper, fill valve, or flush valve. $145–$285 typical, fastest fix in plumbing.
- Won't flush or weak flush — clogged trap, broken flush handle/chain, low water level. $185–$385.
- Clogged toilet — auger or closet snake. $185–$295. If recurring, the clog is downstream and we recommend a camera.
- Leaking at the base — wax seal failure or cracked flange. $245–$485 depending on flange condition (and in pre-1970 SLC homes, the flange is usually the bigger problem).
- Rocking on the floor — almost always a broken or rusted-out cast iron flange. $385–$685 to repair properly. Common in old SLC bathrooms.
- Full toilet replacement — old, cracked, low-flow noncompliant, or just ugly. $385–$865 installed.
The SLC cast iron flange problem
Here's what we see weekly in old SLC homes. A homeowner notices the toilet rocking. Maybe there's a faint sewer smell after a flush. They tighten the bolts and the rocking stops for a week, then comes back. They call us. We pull the toilet, and the cast iron flange — the round collar set into the floor that the toilet bolts to — is cracked, rusted through at the rim, or has a broken-off ear. The wax seal failed because the flange isn't flat anymore.
In a 1920 Avenues home, this is a 90% probability. The fix is either a flange repair plate over the existing flange, a full flange replacement (which means cutting into the cast iron drain stack), or a sleeve repair. We pick the right one based on what's there. Members of the Quality Service Club get 15% off the flange repair plus the inspection that catches it before the rocking.
What Valley does differently in SLC
Toilet calls schedule same-day in most cases. Tech arrives with common fill valves, flappers, wax seals, flange repair plates, and a closet snake on the truck. Common toilet brands (Toto, American Standard, Kohler) we stock parts for. If we recommend replacement, we explain why instead of trying to extend a $185 repair into a $700 replacement. Flat-rate quote before we touch a wrench.

Warning signs
Signs Your SLC Toilet Needs Repair

Toilet runs constantly or refills randomly when no one used it
Weak flush, partial flush, or have to hold the handle down
Toilet rocks side-to-side when you sit on it (cast iron flange issue in old homes)
Water pooling around the base of the toilet
Faint sewer smell in the bathroom even when the toilet seems fine
Crack visible in the bowl or tank
Toilet whistles or moans when refilling
Clog you can't clear with a plunger
Multiple toilets in the house running or backing up at once (main line)
Mineral stain or scale ring in the bowl that won't scrub off (hard water)

The Process
How a Toilet Service Call Goes in SLC

On the truck
Cable machine, jetter, and pipe camera — every call.
On-phone diagnosis
Tell us the symptom. Running, leaking, rocking, clogged, won't flush — we know what part to bring before we roll. Saves a return trip.
On-site inspection
Tech checks the obvious failure first (fill valve, flapper, supply line) and the less obvious (flange condition, wax seal, floor saturation). If the toilet is rocking, we pull it to check the flange — that's the usual answer in old SLC homes.
Flat-rate quote
You see the price before we touch anything. If it's a $185 fill valve, that's the price. If it's a $385 flange repair because the cast iron is rotted, you see why on a phone photo.
Repair or replace
Most repairs are 30–60 minutes. Flange repairs run 60–120 minutes. Full toilet replacement is 60–90 minutes including hauling the old one out.
Test and clean up
Three full flushes verify the fix. Floor wiped, tools out, no mess left behind.
