Toilets are simpler than they look. The whole system is just three jobs done by interchangeable parts: fill the tank (fill valve), hold the water until you flush (flapper), and flush cleanly (flush valve and trap). When something goes wrong, it's almost always one of those three failing. The complication in old Salt Lake City homes is the flange — the metal collar that connects the toilet to the cast iron drain stack — which in pre-1970 homes is often a corroded, broken, or split lead bend that nobody noticed until the toilet started rocking.
