When tankless makes sense in an old SLC home

A tankless water heater heats water on demand instead of keeping 50 gallons hot 24 hours a day. When you turn on a hot faucet, water flows through a heat exchanger, gets heated instantly, and comes out hot for as long as you want. No tank to run out, no standby energy loss, no 10-year replacement clock.

In Salt Lake City specifically, tankless has one advantage that doesn't get talked about much in the suburbs — it gets the tank out of a tight, awkward, often-finished basement mechanical room. In a 1908 Avenues home, that 75-gallon tank is using prime square footage you'd rather have for storage or a basement bath. Wall-mount tankless takes the tank out of the floor footprint entirely.

But tankless isn't automatically better for every household. A two-person Capitol Hill condo with one bathroom doesn't see the payback. Tankless shines for larger families (3+ people), households with high simultaneous hot water demand, homes mid-remodel where you're already touching the gas and venting, or anyone planning to stay 10+ years for the gas savings to pay back the upfront cost.

What changes during install in an old SLC home

A tankless replacement is more than a swap, especially in a pre-1960 home. Gas line upgrade — tankless needs a 3/4" gas line minimum, sometimes 1", and a 1/2" line from the original tank install won't do it. Common upgrade in old Avenues, Liberty Wells, and Sugar House homes. Gas meter capacity — older meters may need an upgrade from Dominion. We coordinate. Venting — old chimney-vented water heaters can't reuse the chimney for tankless. We run new direct-vent through the exterior wall (PVC for condensing, stainless for non-condensing). Condensate drain — condensing units produce acidic condensate that needs a neutralizer and drain. Electrical — tankless needs a 120V outlet. Water softener strongly recommended — SLC hard water destroys tankless heat exchangers 2–3x faster than soft water.

Honest tankless math for SLC

A 50-gallon tank install runs $1,850–$2,500. A tankless install runs $3,500–$4,800. The upfront delta is $1,000–$2,500.
