Overview
When tankless makes sense in an old SLC home
A tankless water heater heats water on demand instead of keeping 50 gallons hot 24 hours a day. When you turn on a hot faucet, water flows through a heat exchanger, gets heated instantly, and comes out hot for as long as you want. No tank to run out, no standby energy loss, no 10-year replacement clock.
In Salt Lake City specifically, tankless has one advantage that doesn't get talked about much in the suburbs — it gets the tank out of a tight, awkward, often-finished basement mechanical room. In a 1908 Avenues home, that 75-gallon tank is using prime square footage you'd rather have for storage or a basement bath. Wall-mount tankless takes the tank out of the floor footprint entirely.
But tankless isn't automatically better for every household. A two-person Capitol Hill condo with one bathroom doesn't see the payback. Tankless shines for larger families (3+ people), households with high simultaneous hot water demand, homes mid-remodel where you're already touching the gas and venting, or anyone planning to stay 10+ years for the gas savings to pay back the upfront cost.
What we install
- Rinnai — our default for most SLC homes. Reliable, well-supported parts, 12-year residential warranty.
- Navien — condensing, higher efficiency (94–98%), best for larger Federal Heights and Yalecrest homes.
- Noritz — long track record on Avenues apartment buildings and light commercial.
- Indoor and outdoor models — outdoor models are great for old chimney-vented Avenues homes where running new vent through the roof is expensive.
- Gas and propane — most SLC installs are natural gas.
What changes during install in an old SLC home
A tankless replacement is more than a swap, especially in a pre-1960 home. Gas line upgrade — tankless needs a 3/4" gas line minimum, sometimes 1", and a 1/2" line from the original tank install won't do it. Common upgrade in old Avenues, Liberty Wells, and Sugar House homes. Gas meter capacity — older meters may need an upgrade from Dominion. We coordinate. Venting — old chimney-vented water heaters can't reuse the chimney for tankless. We run new direct-vent through the exterior wall (PVC for condensing, stainless for non-condensing). Condensate drain — condensing units produce acidic condensate that needs a neutralizer and drain. Electrical — tankless needs a 120V outlet. Water softener strongly recommended — SLC hard water destroys tankless heat exchangers 2–3x faster than soft water.
Honest tankless math for SLC
A 50-gallon tank install runs $1,850–$2,500. A tankless install runs $3,500–$4,800. The upfront delta is $1,000–$2,500. Tankless saves 25–30% on gas usage, which on a typical SLC family hot water bill is $9–$16/mo or $108–$192/yr. Payback on upfront delta is 5–15 years — same time as the tankless lifespan. You're not buying tankless purely to save money. You're buying it for endless hot water, smaller footprint (huge in old SLC basements), and longer lifespan. If those are worth the premium, it's the right call.
Members of the Quality Service Club get annual descaling included plus 15% off the install — single biggest thing you can do to hit the 20-year lifespan on a tankless in SLC water.

Warning signs
Signs Tankless Is The Right Upgrade for Your SLC Home
Tankless isn't for everyone. It shines in specific situations — here's when it makes sense in SLC.
Large family (4+ people) regularly running out of hot water mid-shower
Current tank is 10+ years old and approaching end-of-life
You want to reclaim floor space in a tight old basement mechanical room
You're already mid-remodel and touching the gas line and utility room
Planning to stay in your Avenues/Sugar House home 10+ years
High-demand simultaneous use overwhelms current tank
Old chimney-vented unit and chimney is failing inspection — switch to direct-vent tankless
Currently have a 75-gallon tank in a tight space and want to downsize footprint
Prior tank rupture flooded an old SLC finished basement
You value endless hot water for a clawfoot tub or big soaking tub remodel

Endless hot water
Nobody takes the last shower in your Avenues home.
Tankless heats water on demand. Shower, dishwasher, and washer simultaneously — still hot. 20-year lifespan, 25–30% less gas, wall-mount frees up tight basement floor space.

The Process
How a Tankless Install Runs in Salt Lake City

On the truck
Cable machine, jetter, and pipe camera — every call.
In-home assessment
Tech reviews existing gas line size, gas meter capacity (Dominion has older meters in old SLC), venting routes (often new direct-vent in old chimney-vented homes), electrical, water supply, and softener status. You get a scoped quote with all required upgrades built in.
Unit selection and scheduling
We recommend a specific Rinnai, Navien, or Noritz model based on household size, simultaneous use, and vent feasibility. Most installs schedule 3–7 days out; sooner if your old tank is leaking.
Install day
Old tank removed and hauled off. New tankless mounted to wall (often frees up 2x2 ft of floor space in a tight SLC basement). Gas line upgraded if needed. Venting installed through exterior wall. Condensate drain routed. Water connections with service valves for future descaling.
Commissioning and testing
Pressure test the gas line, check combustion air, run hot water through every fixture, verify temperature stability, register manufacturer warranty. Walkthrough on use and error codes.
SLC permit and inspection
We pull the SLC permit before install and schedule the city inspection afterward. Pass inspection, register the manufacturer warranty (12 years on most Rinnai residential), and our 10-year workmanship warranty on the paperwork.

FAQ
Tankless FAQs in Salt Lake City
A standard condensing tankless install runs $3,500 to $4,800 all-in — unit, mount, gas line upgrade if needed, venting, condensate drain, SLC permit, and 10-year workmanship warranty. Non-condensing units are cheaper ($3,500–$4,200) but less efficient. Add $485–$1,250 if the existing 1/2" gas line needs to be upgraded — common in pre-1960 SLC homes.
