Overview

What we do for downtown SLC commercial properties

Commercial plumbing is a different operation than residential. The systems are bigger (4"+ mains instead of 3"), the consequences of a backup are bigger (a Friday-night dinner rush dies if the kitchen drain backs up), and the codes are stricter (grease traps, backflow preventers, ADA compliance). We run a separate commercial crew with dedicated trucks, dedicated jetting rigs, and after-hours dispatch coordinated through property managers and on-call lists.

Salt Lake City has a particular commercial plumbing landscape. Downtown is dense with restaurants, bars, and food service — heavy grease load, recurring kitchen drain issues, frequent jetting needs. The Avenues, Sugar House, Liberty Wells, and downtown also have a lot of multi-tenant residential — apartment buildings, duplexes converted from old single-family homes, ADUs, basement rentals — all of which behave more like commercial than residential plumbing because of shared mains and mixed tenant load. We handle all of it.

What we work on

  • Restaurants and bars — kitchen drain jetting, grease trap pumping coordination, backflow prevention, sink and dishwasher rough-in, emergency dispatch during operating hours
  • Multi-tenant apartments — main line jetting, building-wide water heater service, unit fixture repairs, leak coordination, after-hours emergency
  • Office buildings — fixture maintenance, restroom remodels, water heater banks, backflow testing
  • Retail — restroom plumbing, water service, fixture replacements, mixed-use ground-floor commercial in residential buildings
  • HOAs and property management — scheduled maintenance contracts, on-call after-hours, owner-tenant coordination, capital project quotes (repipes, sewer line work)
  • Light commercial / small office — single-tenant commercial spaces, professional offices, medical and dental fit-outs

Scheduled maintenance contracts

This is where commercial accounts save real money. Restaurants on a 6-month or quarterly hydro-jet schedule never have a Friday-night kitchen backup. Apartment buildings on annual main line jetting and water heater inspection don't get 2 a.m. emergency calls. We set scheduled visits at locked rates, do the work before the lunch rush, and handle the problems before they become problems.

What's specific to downtown SLC

Three factors. Old downtown infrastructure — pre-WWII commercial buildings on Main Street, 200 South, and State Street have original cast iron drains, old galvanized risers, and quirks that newer suburb commercial doesn't. We know the buildings. Tight scheduling around tenants and customers — restaurants need work done after closing or before opening. Office buildings need work after hours. We schedule around your operations. Multi-tenant coordination — when a leak in one unit affects three units below, the property manager needs one plumber who can quote the full scope and coordinate access. We handle that.

Pricing

Commercial pricing is flat-rate for individual jobs, contracted for scheduled maintenance. Standard commercial service call is $145–$245. Hydro-jetting commercial mains: $950–$2,250. Maintenance contracts vary by scope and frequency — typical full-service restaurant on quarterly jetting + emergency on-call runs $2,500–$4,500/year. Apartment building maintenance is $1,500–$5,000/year depending on unit count. We quote both individual work and contracts on request.

Members of the commercial-tier Quality Service Club get locked maintenance rates and priority dispatch — same Quality Service Club model as residential, scaled for commercial scope.

Warning signs

Signs Your SLC Commercial Property Needs Plumbing Service

Some of these are urgent. Some are scheduled-maintenance signals. Either way, calling early saves money.

  • Restaurant kitchen drain backing up during dinner service

  • Apartment building main line clogged repeatedly (multiple units affected)

  • Slow drainage across multiple commercial fixtures

  • Grease smell from kitchen drains or floor drains

  • Backflow preventer failed inspection or not testing properly

  • Office building water heater no longer keeping up with demand

  • Tenant complaints about water pressure across the building

  • Sewer odor in basement of multi-tenant residential

  • Recurring leaks in older downtown commercial space

  • Property management transition and you need a reliable on-call plumber

After hours

Friday night kitchen backup. Saturday morning open.

We dispatch to downtown SLC restaurants and bars during dinner service when the line backs up. Maintenance contracts prevent it from happening in the first place — quarterly jetting, locked rates.

The Process

How a Commercial Plumbing Engagement Works

Valley Plumbing commercial truck servicing a downtown Salt Lake City restaurant

On the truck

Cable machine, jetter, and pipe camera — every call.

  1. Initial walkthrough

On-site walkthrough with property owner, manager, or restaurant operator. Document existing systems, identify pain points, and map fixture and drain layout. For property managers, we do this for the full portfolio if helpful.

  2. Scope and contract structure

Three options typically. Individual job work (one-off repairs/jetting). Maintenance contract (scheduled visits at locked rates). Full-service property management plumber (on-call + scheduled + emergency).

  3. Schedule around operations

Restaurants — work after closing, before opening, or during slow times. Apartments — coordinate tenant notification through property manager. Offices — after hours. We don't disrupt operations unless the issue is active emergency.

  4. Execute and document

Every job documented with photos, work performed, and recommendations. Property managers get a tenant-facing summary if needed. Owners get a maintenance log they can share with insurance, lenders, or new buyers if the property changes hands.

  5. Long-term relationship

Most of our SLC commercial work is repeat — restaurants we've serviced for 5+ years, apartment buildings we've been on call for since 2015, downtown property management firms we work with monthly. Continuity matters for commercial.
