Overview
When you actually need a sump pump in West Jordan
Not every West Jordan home needs a sump pump. The ones that do usually fall into a few buckets. Below-grade basements in lower-elevation pockets — areas near the Jordan River corridor and the lowlands south of 7800 South sometimes have seasonal groundwater that seeps without pumping. Homes with finished basements that have flooded once already — once is a warning, twice is a system. Homes with exterior drain tile (French drain) systems that collect around the foundation — that water needs somewhere to go. Basement bathrooms below the main sewer line — sewage ejector pump, different from a sump but installed similarly.
A sump pump is a simple machine. A pit (the sump) is installed at the lowest point of the basement. Water collects in the pit as groundwater rises. A float switch triggers the pump when water reaches a certain level. The pump discharges through a pipe to the exterior — typically a drain field, storm drain, or splash block at least 10 feet from the foundation. Done right, the basement stays dry through the worst runoff and storm events.
When to call us
- New basement finish — before installing carpet, drywall, or furniture in any basement at flood risk
- Existing pump is 7+ years old — average residential sump life is 7-10 years, they fail without warning
- Pump runs constantly or cycles rapidly — float switch issue, undersized pump, or excess water volume
- Pump won't run during a storm — stuck switch, burned motor, or power failure (time for battery backup)
- No backup system — every sump pump should have battery backup; when power fails during the storm, that's when you need it most
- Sewage ejector for a basement bathroom — basement bath or laundry below the main sewer line uses an ejector pump
- Flood recovery — after a flood we replace the pump, clean the pit, upgrade the system so it doesn't happen again
What's specific to West Jordan
Most of West Jordan sits at moderate elevation with reasonable drainage, so groundwater intrusion isn't as common as in lower-lying parts of the valley. But West Jordan basements that DO need pumps almost always need them for one of two reasons. One — basement finish on a property close to the Jordan River with seasonal groundwater. Two — basement bathroom or laundry below the main sewer line, requiring a sewage ejector pump (different pump type, but we install both).
Most West Jordan basement bath rough-ins on Daybreak-adjacent and Oquirrh Lakes lots need ejector pumps because the basement floor sits below the city sewer connection. Plan it during basement design, not after the floor is poured.
Three pump types we install
Pedestal pump — motor sits on a column above the pit, impeller in the water. Cheapest and easiest to service. Noisier than submersible. 5-8 year average life. $485-$985 installed.
Submersible pump — entire unit sits in the pit underwater. Quieter, more reliable, handles higher water volumes. 8-12 year life. $685-$1,450 installed. Our default recommendation for residential sumps.
Battery backup — secondary pump powered by a 12V deep-cycle battery with automatic switchover when primary fails or power is out. Non-negotiable on any finished basement. $485-$1,250 installed on top of the primary pump.
Combination system — primary submersible + battery backup + water-powered backup for triple redundancy. $1,850-$3,250 installed. Peace-of-mind for homes that flood repeatedly or luxury basements where flood damage is catastrophic.
Sewage ejector pumps are different
If you have a bathroom, laundry, or kitchen below the main sewer line, you have a sewage ejector pump (or grinder pump) — different from a sump. Sewage ejectors handle waste and need to grind solids before pumping. Different pump design, different service interval. We install and repair both, and most West Jordan basement bathroom rough-ins need ejector pumps.
What Valley does differently
Every install includes a new check valve (prevents water flowing back into the pit after pump shuts off — critical), a proper discharge line with freeze protection, and a battery backup option in every quote. 3-year warranty on primary pumps, 1-year on battery backups (battery itself is usually 3-5 years from manufacturer). Quality Service Club members get annual sump inspection and discharge line check at no additional cost.

Warning signs
Signs Your West Jordan Sump Pump Needs Service
Most sump failures happen during a storm when you need the pump most. Catch problems before they flood your basement.
Pump runs constantly with no obvious water source
Pump cycles on and off rapidly (less than 2 minutes between)
Water in the sump pit but pump not running
Pump makes loud grinding, rattling, or vibrating noise
Pit smells musty or of sewage
Discharge line outside isn't expelling water during rain
Pump is 7+ years old and never been serviced
No battery backup system installed
You've had standing water in the basement more than once
Basement finish project planned — flood-proof before spending

Power out = flood
Storms take out the grid. That's when you need the pump most.
Battery backup runs 6-24 hours without power. For any finished basement in West Jordan, this isn't optional — it's the only thing standing between you and a flood during the next outage.

The Process
How a West Jordan Sump Pump Job Runs

On the truck
Cable machine, jetter, and pipe camera — every call.
On-site assessment
Tech evaluates existing pit, pump condition, discharge line, and electrical. For new installs, we identify the optimal pit location and verify access to exterior discharge route.
Quote options
Usually 2-3 options — primary pump replacement, primary + battery backup, or full combination system. Written quote with warranty terms and install timeline.
Install or repair
Pump replacement typically 2-3 hours. New pit install is a day for concrete cutting and basin install, plus install day. Battery backup adds 2-3 hours. Discharge line replacement adds 2-4 hours depending on length and freeze-protection needs.
Test cycle
Fill the pit with water, watch the float trigger the pump, confirm discharge flow rate, check leaks at every fitting, verify backup activates on simulated power loss. Real-world test before we leave.
Warranty and maintenance
3-year warranty on primary pumps, 1-year on backup systems. Annual maintenance (pit cleaning, float check, backup battery test) included for Quality Service Club members — extends pump life and catches issues before storms.
