INDOOR AIR QUALITY FOR LEHI HOMES

Lehi has a unique mix of indoor air quality challenges. The valley inversion is less brutal than down in Salt Lake proper — the bench gives some elevation relief — but multi-day inversion events still hit the area, and PM2.5 levels regularly cross into "unhealthy" range during winter. Summer wildfire smoke from California, Idaho, and Oregon drifts in for weeks at a stretch. Spring brings cottonwood fluff and pollen so thick it looks like snow on the sidewalks along the Jordan River. Constant new construction across Cold Springs Ranch, Ivory Ridge, the Holbrook Farms expansion, and Traverse Mountain throws dust into neighborhood air year-round.

And here's the Lehi-specific issue most homeowners don't think about: brand-new homes off-gas heavily for the first 3–5 years. New cabinetry, carpet, paint, finishes, manufactured wood, foam insulation — all of it releases VOCs (volatile organic compounds) at higher concentrations than older established homes. Combined with the tight building envelopes builders put on Silicon Slopes-era construction, indoor air in a new Holbrook Farms or Skye Estates home is often 3–5x worse than the outdoor air on a clean day. That's why headaches, fatigue, and "the new house smell that won't go away" show up so often in young Lehi families.

Your HVAC system pulls all of that through every time it runs. A standard 1-inch fiberglass furnace filter rated MERV 4–6 catches lint and big dust particles — that's about it. It does nothing for PM2.5 wildfire smoke, pollen, mold spores, pet dander, or VOCs. Upgrading the filtration is the single highest-impact HVAC improvement most Lehi homes can make for comfort and health.

• Whole-home air purifier (HEPA + carbon + UV) — top-tier filtration on a dedicated air handler loop. True HEPA (99.97% at 0.3 microns), activated carbon for VOCs and odors, UV sterilization. Install $2,400–$3,800. Captures wildfire smoke, off-gassing VOCs, inversion pollution

Which upgrade makes sense for which Lehi home

New-construction Holbrook Farms or Cold Springs home with small kids — media filter + UV is the starting point, whole-home HEPA + carbon if anyone has asthma, allergies, or chemical sensitivity (the carbon stage is the part that handles new-build off-gassing). Older Lehi off Main Street with cast iron ducts and heavy allergens — media filter + UV is the sweet spot. Wildfire smoke concerns — whole-home purifier is the only upgrade that reliably captures PM2.5 at the volumes we see during summer smoke events.

We don't push whole-home purifiers on every customer. For most Lehi homes a good media filter + UV handles 90% of the air quality concerns for a third of the cost. The whole-home systems are genuinely worth it for allergy sufferers, asthma patients, families dealing with wildfire smoke or inversion sensitivity, and anyone in the first 3–5 years of a new build who's bothered by VOCs.

What most IAQ upgrades can't do

Some IAQ products are marketing more than science. Ozone generators (sold as "air purifiers") actually produce ozone, which is a lung irritant and classified as a pollutant. Ionizers create byproducts that are under study for health concerns. Any IAQ product claiming to "kill 99.9% of viruses in the air" without independent third-party testing is sales language. We install proven filtration (HEPA, MERV-rated pleated media) and UV-C at the coil, which has decades of data behind it. We don't install ozone generators, ionizers, or "plasma wave" gadgetry.

What Valley does differently in Lehi

Every IAQ quote starts with a static pressure measurement. Adding a MERV 13+ media filter to a system with undersized returns — common on Lehi builder-grade installs — will starve the blower and wreck the motor over time. We measure first, recommend second. If your ductwork can't support aggressive filtration, we'll tell you and recommend return upgrades before the filter install. That's the kind of detail a lot of IAQ installers skip.
