Overview

Where mini-splits actually shine in Lehi

Lehi has more good mini-split use cases than almost anywhere else we work. Detached casitas and ADUs are common on the larger Traverse Mountain and Skye Estates lots — separate structure, separate climate, no easy way to extend the main house ductwork. Finished basements in Holbrook Farms and Cold Springs Ranch homes that the main HVAC can't reach efficiently. Garage home offices (Lehi has a lot of remote workers from Adobe, Domo, Qualtrics, Pluralsight, and the surrounding tech tenants) that need year-round climate control without running new ducts through the wall. Bonus rooms over the garage that sit 8–15°F off the rest of the house no matter what the central system does. And occasional whole-home installs on older Lehi homes — particularly the historic stock around Main Street and Old Lehi — where running new ducts through plaster walls isn't realistic.

We don't sell mini-splits where central AC is the better answer. If you have working ductwork throughout the house and need a new system, central is almost always cheaper, faster, and has better long-term parts availability. Mini-splits are for the situations where ducts are missing, can't be extended, or where you want truly independent zone control on a few specific spaces.

Single-zone, multi-zone, and ducted mini-splits

  • Single-zone — one outdoor unit, one indoor head. Most common for a casita, garage home office, finished basement, or a single bonus room. $3,800–$6,800 typical install
  • Multi-zone — one outdoor unit, 2–5 indoor heads on separate thermostats. Best for a basement + bonus room combo, or a 2–3 bedroom finished addition. $7,500–$13,500 typical for 2–3 zones
  • Ducted mini-split (concealed) — indoor unit hides in a soffit or small closet, serving 2–3 rooms through short ducts. Looks like central AC, runs at mini-split efficiency. Great for whole-home retrofits of older Lehi homes. $9,500–$16,500 typical

Brands we install in Lehi

Mitsubishi Electric is our default for Lehi — best cold-climate performance, most reliable electronics, best parts availability, 12-year compressor warranty when registered. Mitsubishi's Hyper-Heat (H2i) models work at full capacity down to -13°F, which matters for the bench-side and mountain-side homes in Traverse Mountain that catch colder temps and stronger wind chill than valley-floor homes. Daikin and LG are also solid alternatives. We avoid the cheap off-brand units (Pioneer, Senville, etc.) — install labor is the same but you'll be hunting for parts in year five.

Smart-home integration

Mitsubishi Kumo Cloud, Daikin Onecta, and LG ThinQ all integrate with Google Home, Apple Home, and Alexa out of the box. For Home Assistant, Hubitat, or SmartThings users — most Lehi tech-employed customers — we set up the integration during install and leave you the configs. Mitsubishi via the MELCloud or local Kumo integrations is solid; Daikin via the official Home Assistant integration works well; LG is more limited but improving.

What Valley does differently

Mini-split installs live or die on three things: line-set brazing under nitrogen flow (keeps copper clean, prevents oxidation), full vacuum to 500 microns before charging (proves the system is sealed), and correct mounting height and airflow direction on the indoor head. We do all three on every install. Cheap installers skip the nitrogen purge and the deep vacuum, and two years later the system is leaking refrigerant from oxidized braze joints. We've replaced a lot of those.

Every install pulls the Lehi City permit, registers the manufacturer warranty in your name (12-year parts on Mitsubishi when registered properly), and comes with our 2-year Valley labor warranty. Quality Service Club HVAC members get the warranty extended to the life of membership plus free annual mini-split service on every indoor head.

When a mini-split is NOT the right answer in Lehi

If you already have working ductwork throughout the home and just need a new central AC, standard central is almost always cheaper, faster, and has better long-term parts availability. If you want heating down to -15°F in a primary living space, a gas furnace or a cold-climate heat pump matched with one beats a standard mini-split. And if you hate the look of indoor heads mounted on walls, a ducted mini-split costs more — worth knowing going in.

Warning signs

When a Mini-Split Makes Sense for Your Lehi Home

Mini-splits shine in specific situations. If you're seeing several of these, it's probably the right call.

  • Detached casita or ADU on a Traverse Mountain or Skye Estates lot

  • Finished basement in a Holbrook Farms or Cold Springs Ranch home that's never quite right

  • Garage home office for remote work — needs year-round climate

  • Bonus room over the garage running 8–15°F different from the house

  • Older Lehi home off Main Street with no existing ductwork

  • Adding a guest suite or in-law setup that needs separate climate control

  • Plaster walls or tight construction where new ducts aren't feasible

  • Current window AC is noisy, inefficient, and an eyesore

  • Replacing a baseboard-heat-only setup with cooling + heating

  • Workshop, gym, or studio that the main HVAC was never designed for

Zoned comfort

The bonus room over the garage? Now it works.

Multi-zone mini-splits let each room run its own thermostat. Basement at 68, bonus room at 72, casita at 70 — all on one outdoor unit, all on Mitsubishi Hyper-Heat for real Utah winters.

The Process

How a Valley Mini-Split Install Works in Lehi

Valley Plumbing HVAC installer connecting refrigerant line set to a new outdoor mini-split condenser at a Lehi home

On the truck

Cable machine, jetter, and pipe camera — every call.

  1. In-home assessment and design

Comfort advisor walks the spaces, measures, designs zones. You pick single vs. multi vs. ducted, indoor head locations (wall-mount, ceiling cassette, low-wall, or concealed ducted), and get flat pricing with three options.

  2. Lehi City permit, electrical check

Permit pulled. Tech verifies your electrical panel can support the load — most single-zone units need a 15A/240V circuit, multi-zone needs 30A. If your panel is full, we quote a subpanel before install day.

  3. Line set run, indoor heads mounted

Line set brazed under nitrogen flow (clean copper, no oxidation). Indoor heads mounted level, condensate line pitched correctly, and line-hide covers installed on the exterior for clean aesthetics.

  4. Outdoor unit set, system commissioned

Condenser on a proper pad or wall bracket with vibration isolators. Full vacuum to 500 microns held 30+ minutes, refrigerant released from the factory-charged outdoor unit, system tested at every indoor head.

  5. Walkthrough, smart-home setup, inspection

Tech shows you the remote, sets up the Wi-Fi app, and on request configures Home Assistant / Hubitat / SmartThings integration. Lehi City inspector signs off the permit. Manufacturer warranty registered in your name.
