AC Maintenance

AC MAINTENANCE IN LEHI — SPRING TUNE-UP, DUAL-ZONE READY

An hour in April beats a breakdown in July. Our 21-point tune-up checks refrigerant, capacitors, and zone dampers — the dampers being the part most builder-grade installs ignore. Local Lehi crew, printed measurements every visit.

Overview

Why a Lehi tune-up is different

AC maintenance in Lehi covers more ground than a standard tune-up because most Lehi homes have more system to maintain. Dual-zone with damper actuators that fail silently. Variable-speed inverter compressors that need a different diagnostic flow than single-stage. Smart thermostats with custom schedules that drift out of calibration. UV-C bulbs at the coil that need replacement at year two. None of that gets touched on a generic $29 tune-up special; all of it gets touched on our 21-point.

Lehi conditions also push systems harder than the marketing-spec lifespan suggests. Bench-side and mountain-side homes in Traverse Mountain catch wider day-night temperature swings and stronger wind gusts off the Wasatch — that's more thermal cycling stress on the outdoor condenser, more cottonwood and dust on the coil. Constant new construction across Cold Springs Ranch, Ivory Ridge, and the Holbrook Farms expansion means dust loads on indoor coils run higher than older established neighborhoods. The valley inversion is less brutal than down in SLC but still seals heat in for stretches. All of that adds up to a stronger case for catching small problems early.

What a real 21-point tune-up includes (Lehi version)

  • Refrigerant pressure and subcooling check — catches slow leaks before you lose cooling capacity
  • Capacitor microfarad test — a weak cap reads 5–10% off spec months before it dies
  • Contactor inspection — pitted contacts cause hard starts and compressor wear
  • Condenser coil wash — proper coil brush + mild coil cleaner, not a hose blast. Removes cottonwood, pollen, and what you can't see
  • Evaporator coil visual + clean if accessible — biggest efficiency killer indoors
  • Blower motor amp draw — rising amps = failing bearings = expensive repair later
  • Condensate drain flush — clear the line, test the float safety, treat with tablets
  • Electrical connection tightening — loose 240V connections cause arcing and board failures
  • Zone damper verification — Lehi-specific. We cycle every damper, check actuator response, verify the system is actually staging properly between zones
  • Smart thermostat calibration check — Ecobee / Nest / Honeywell — verify temp sensors haven't drifted, schedule is current, C-wire still solid
  • UV-C bulb output check — for systems with UV at the coil. Bulbs lose intensity at the 2-year mark before they visibly burn out
  • MERV filter static pressure — measure across the filter cabinet. MERV 13 in undersized returns is the #1 hidden cause of premature blower failure on Lehi builder-grade systems
  • Variable-speed compressor fault log — pull the inverter board logs if applicable, check for early-warning faults

When to schedule

Best window is April through mid-May — before temps hit the 90s, before our calendar fills with emergency repairs, and before cottonwood starts dropping along the Jordan River corridor and bench. Second-best is October when we roll the AC check into the furnace tune-up. If your system is over 7 years old or has had any repairs in the last two summers, don't skip the spring check.

What Valley does differently

We don't run the fake $29 tune-up. Most of those are 12-minute glance-and-go calls designed to set up an upsell. Our 21-point takes 60–90 minutes (longer for dual-zone homes, where damper testing alone is 15 minutes) and the tech leaves a printed report with exact measurements — refrigerant pressures, subcooling, superheat, capacitor microfarads, amp draws, static pressure, temperature split per zone. That report becomes your baseline. Next year's tune-up references the same numbers; you can see exactly what drifted.

Quality Service Club HVAC members get the tune-up included with the $199/year membership. That covers the annual visit, 15% off any repairs, priority dispatch on busy days (heatwaves, hard freezes), and a 1-year parts/labor warranty on repair work. For Lehi homes with two units (common on 4,000+ sq ft Traverse Mountain or Skye Estates floor plans), the dual-unit membership is $299 covering both.

What maintenance doesn't do

It doesn't make a 15-year-old system young again. If your compressor is on its last legs, a tune-up won't save it. What it will do is give you honest warning — "this unit is showing 8+ signs of end-of-life, plan replacement this fall" beats "your AC died on July 4th and we're booked two weeks out." We tell you the honest state of the system every visit.

Warning signs

Signs Your Lehi AC Is Overdue for Maintenance

Most of these are symptoms a tune-up would have caught months earlier. If you're seeing more than one, schedule before summer hits.

  • It's been more than 18 months since the last professional service

  • Summer power bills creeping up year over year on a Lehi utility account

  • Upstairs zone never matches downstairs even with damper system installed

  • Airflow at the vents feels weaker than last year

  • Smart thermostat is calling for cooling but compressor takes minutes to start

  • Outdoor coils look dirty, bent, or choked with cottonwood (common Lehi spring)

  • Air filter hasn't been changed in 6+ months

  • Variable-speed unit running at full-stage instead of modulating

  • New construction nearby — extra dust hitting the coils

  • Manufacturer warranty requires annual service to stay valid

April is the window

Book the spring tune-up before cottonwood hits the coils.

Mid-April through Memorial Day is when techs can do the full check, catch the dual-zone damper failure, and head off the breakdown you'd otherwise meet in July. After that we're in emergency mode.

The Process

What Happens During a Valley Tune-Up in Lehi

Valley Plumbing technician measuring refrigerant pressures on an AC system at a Lehi home in Traverse Mountain

On the truck

Cable machine, jetter, and pipe camera — every call.

  1. Outdoor unit inspection and wash

Tech pulls the disconnect, removes the top grill, inspects fan motor and contactor, then washes the condenser coil with proper coil cleaner and gentle rinse. Cottonwood and pollen come out, airflow restores.

  2. Electrical + capacitor test

Microfarad test on run and start capacitors. Tightens 240V and low-voltage connections. Verifies contactor, checks amp draw against nameplate.

  3. Refrigerant + airflow measurements

Manifold gauges connected, suction and liquid pressures measured, subcooling and superheat calculated. Temperature split across the coil and static pressure across the filter recorded. Variable-speed boards get a fault-log pull.

  4. Zone damper and smart thermostat verification

Lehi-specific. Every damper cycled, actuator response logged, zone-by-zone airflow measured. Smart thermostat calibration verified, sensor drift checked, C-wire confirmed.

  5. Indoor coil, blower, drain, and report

Visual inspection of evaporator coil (cleaned if accessible), blower amp draw, condensate line flush and float safety test. UV bulb output checked if applicable. Printed 21-point report with all measurements and honest next-steps.
