Overview

What CIPP lining actually is

Cured-in-place pipe (CIPP) lining is one of the most under-appreciated upgrades in residential plumbing. If you have an older cast iron or clay sewer line in West Jordan that's cracked, corroded, or experiencing root intrusion — but still structurally intact enough to pull a liner through — CIPP gives you a brand-new pipe without digging up the yard, driveway, or landscaping. You end up with a seamless epoxy pipe inside the old one, jointless, 50-year lifespan, done in a single day.

The process is mechanical and precise. A felt tube saturated with two-part epoxy resin is inverted (turned inside-out) into the host pipe using air or water pressure. Once the liner is fully seated against the inside of the old pipe, we cure it — steam, hot water, or UV light depending on the liner type. Curing takes 2-4 hours. Once cured, the liner is hard, smooth, seamless, and chemically bonded to the old pipe. It becomes the new pipe. The old pipe just becomes casing.

When CIPP lining is the right call in West Jordan

  1. Root intrusion through joints or small cracks — common on the mature-tree lots in older eastside Copperton subdivisions and the 7800 South corridor
  2. Cast iron mains with tuberculation and corrosion — the liner restores smooth flow and stops further scaling
  3. Clay lateral lines with crumbling joints — frequent on West Jordan homes built pre-1955
  4. Minor cracks, offset joints, or hairline fractures — liner bridges them without digging
  5. Lines under driveways, concrete patios, mature trees — where excavation and restoration cost would exceed lining
  6. Multi-unit buildings, HOAs, commercial — lining avoids disrupting tenants or businesses

When CIPP lining isn't enough

We run the pre-line camera scope and tell you honestly. If the pipe is fully collapsed, pancaked, or severely offset — the liner can't seat properly and we need pipe bursting or excavation instead. If there's a major belly causing chronic water pooling, lining won't fix the slope (the new pipe follows the old pipe's path). For a pipe where 70%+ of the wall is intact and the problem is cracking, small roots, or age-related corrosion, lining is the fastest, cheapest, least-invasive permanent fix.

What's specific to West Jordan

Older eastside Copperton, Westridge, and Sugar Factory adjacent neighborhoods built in the 1950s-1970s have a real concentration of original cast iron and clay sewer mains. Mature trees in those subdivisions push roots into joints over decades. Lining is often the right answer — same warranty as full replacement, less than half the cost once you factor in driveway, sprinkler, and landscape restoration. Newer Daybreak-adjacent and Oquirrh Lakes builds have PVC mains in good shape and rarely need lining unless something specific went wrong.

Most West Jordan single-family lots run 50-80 feet of main from house to city connection. Typical residential lining job on that length runs $6,500-$12,500 all-in — permit, access pit, liner install, cure, final inspection, and site restoration. Compared to traditional excavation on the same line ($15,000-$25,000 once driveway and landscape restoration are included), lining usually saves 30-50%.

What you get when the job's done

The cured liner is smooth, seamless, and resin-bonded to the host pipe. Internal diameter is reduced by about 1/4 inch (negligible for flow), but the new pipe wall is actually stronger than the original cast iron and won't corrode or crack. Lifespan is 40-50 years per manufacturer warranty. Valley adds a 10-year workmanship warranty on top. Post-cure camera scope is included so you see the new pipe end-to-end before final payment. Quality Service Club members get 15% off the lining cost.

The Process

How a CIPP Lining Job Runs

On the truck

Cable machine, jetter, and pipe camera — every call.

  1. Pre-line camera scope and measure

Full video inspection confirms lining is the right fix and measures the exact length and diameter of pipe to be lined. We locate the line, mark any defects, and identify the cure method that fits.

  2. Clean the host pipe

Hydro jetting and mechanical cleaning strips the inside of the old pipe to bare metal or clay. Critical — any remaining grease, scale, or debris becomes a weak spot in the new liner. Post-clean camera pass before anything goes in.

  3. Wet-out and invert the liner

Felt liner is saturated with two-part epoxy resin (wet-out process), then inverted into the host pipe using air or water pressure. As it goes in, it turns inside-out, pressing tight against the old pipe wall the full length.

  4. Cure in place

Depending on liner type and diameter, we cure with ambient temperature, hot water, steam, or UV light. Cure takes 2-4 hours. During this time the liner hardens into a rigid, seamless, chemically bonded pipe.

  5. Final camera scope and West Jordan inspection

Once cured, we cut the end caps, verify internal diameter and surface quality with a post-cure camera scope, flow-test every affected fixture, and schedule the West Jordan city inspection. You get the video and photos for your records.
