Overview

When you need a sump pump in Salt Lake City

Not every SLC home needs a sump pump. East-bench Federal Heights and Yalecrest homes on well-drained soil with no water-table issues usually don't have one and don't need one. But large parts of the city do. Capitol Hill homes built into steep grades collect runoff against foundation walls. Glendale and the west side near the Jordan River sit on a high water table that pushes groundwater up through old basement floor cracks every spring. Avenues homes with finished basements added in the 1980s often have sump pits because the original 1900s footing wasn't designed to keep the basement dry.

A sump pump is the difference between a normal spring and a finished basement full of water. It collects water from a perimeter drain or pit at the lowest point of the basement and pumps it out to a discharge line that runs away from the foundation. When it works, you don't think about it. When it fails — or when there's no battery backup during a power outage in a thunderstorm — you find out fast that your basement isn't actually dry.

What we do

  • New sump pump install — pit construction, pump install, discharge line, check valve, GFCI outlet. $1,250–$2,500 depending on existing pit.
  • Sump pump replacement — old pump failed or near end-of-life (7–10 year typical lifespan). $850–$1,650.
  • Battery backup install — second pump runs on a sealed battery during power outages. $850–$1,850.
  • Combo system — primary + backup in one pit, automatic transfer. $2,200–$3,800.
  • Discharge line repair — frozen or broken discharge causing water to come right back. $385–$985.
  • Pit repair / cleanout — silted-up pits, broken float switches, repeat-cycling pump. $185–$485.

The SLC sump pump considerations

Three things that come up in SLC specifically. First, discharge line freeze — winter freeze on a discharge line that exits at grade is a January-call-month special. We bury the line below frost and use proper grade. Second, steep grade discharge — Capitol Hill homes need the discharge line run downhill far enough that water doesn't run back into the foundation. We measure and adjust. Third, battery backup is non-optional in flood-prone areas. Spring runoff power outages are real. A primary pump that can't run when the power is out is no pump at all.

What Valley does differently

We size pumps based on your actual water table — not "one size fits all." A Capitol Hill home with significant groundwater needs a 1/2 HP pump. A Sugar House finished basement with occasional seepage needs 1/3 HP. We measure inflow rate, calculate head height to discharge, and pick the right pump. Members of the Quality Service Club get the annual sump pump test as part of the membership inspection — that test catches dead pumps before the next thunderstorm.

Warning signs

Signs Your SLC Sump Pump Needs Service or Replacement

A sump pump that's about to fail gives warning signs. Don't wait for the basement flood to find out.

  • Pump runs constantly even when there's no rain or runoff

  • Pump cycles on and off rapidly (short cycling)

  • Strange grinding, rattling, or motor noise from the pit

  • Visible rust or corrosion on the pump body

  • Pump is 7+ years old and has never been serviced

  • Discharge line drips back into the pit when the pump shuts off (failed check valve)

  • Discharge line frozen in winter

  • Standing water in the pit when the pump should have run

  • GFCI outlet has tripped multiple times

  • No battery backup and you're in Glendale, west side, or Capitol Hill

Spring runoff

Power goes out in March. Your basement doesn't.

Battery backup sump runs for 6–24 hours on a sealed battery during outages. That's the entire window of a typical SLC spring storm.

The Process

How a Sump Pump Service Goes in SLC

Cable machine, jetter, and pipe camera — every call.

  1. Walk the basement

Tech checks the pit, pump condition, discharge route, check valve, float switch, and outlet. Asks about flood history and how often the pump runs. Old SLC basements often have improvised pits that need rebuilding.

  2. Test inflow and pumping

Run water into the pit to verify pump cycles correctly. Measure cycle time, listen for motor noise, check current draw if needed. Determines whether you need a swap or a full new install.

  3. Quote the right size

Match pump capacity to inflow rate. 1/3 HP for occasional seepage. 1/2 HP for moderate groundwater. 3/4 HP for high water table. Battery backup recommended for any flood-prone area in SLC.

  4. Install or repair

Replacement: pull old pump, install new, reuse pit if sound. New install: pit construction, pump, discharge line below frost line, check valve, GFCI outlet. Battery backup: sealed battery + secondary pump, automatic transfer.

  5. Test under load

Fill pit, watch full cycle. Test battery backup by unplugging primary pump. Confirm no leaks, no short cycling, proper grade on discharge line. Walkthrough on annual maintenance.
