Overview
Why Lehi homes are built for tankless
Tankless makes sense or it doesn't depending on the household. In Lehi, it usually does. The housing stock is large square footage (3,500 to 7,000+ sqft is common), built for tech-industry families with multiple kids, multiple bathrooms, and the kind of simultaneous hot-water demand that overwhelms a standard 50-gallon tank. The morning rush in a Holbrook Farms 5-bedroom looks like three showers, a load of laundry, and a dishwasher all running between 7 and 8 AM. A tank can't recover fast enough. A properly sized tankless can.
Tankless heats water on demand. When you turn on a hot tap, water flows through a heat exchanger, gets heated instantly, and comes out hot for as long as you want. No tank to drain, no standby energy loss, no 12-year replacement clock. The right tankless in Lehi runs 15-20 years (with annual descaling — non-negotiable in Lehi water), saves 25-30% on gas, and frees up the closet your old tank lives in.
What we install in Lehi
- Rinnai — our default. Reliable, well-supported parts network in Utah, 12-year residential warranty. Most Lehi installs go this direction
- Navien — condensing units, 94-98% efficiency. Best for the largest Traverse Mountain and Skye Estates homes where every BTU matters
- Noritz — solid mid-range, common on light commercial and larger residential
- Indoor and outdoor models — Lehi installs are almost always indoor (utility room or garage). Outdoor only for unconventional spaces
- Natural gas — Dominion Energy serves Lehi, gas line standard. Propane only at the city edges past Cold Springs Ranch
What changes during a Lehi install
A tank-to-tankless conversion is more than a swap. Gas line upgrade — tankless needs 3/4" minimum, often 1". Many Lehi homes built 2010-2015 have 1/2" runs from the meter that need upsizing. Gas meter capacity — Dominion Energy upgrades the meter when needed; we coordinate. Venting — condensing tankless runs PVC direct through the wall; non-condensing needs stainless category III. Condensate drain — condensing units need a neutralizer cartridge and drain path. Electrical — 120V outlet within reach. Water softener — non-negotiable for Lehi tankless. Untreated 22-grain water destroys tankless heat exchangers in 6-8 years. Pair them on the install.
Honest tankless math for a Lehi family
A 50-gallon tank install runs $1,850-$2,850. A tankless install in Lehi runs $4,500-$7,200 (gas line and venting upsize is more common in new-construction homes than people expect). The upfront delta is $2,500-$4,500. Tankless saves 25-30% on gas, which on a Lehi family of 5 hot water bill ($45-$70/mo gas) is $11-$21/mo or $130-$250/yr. Payback is 10-20 years — same as the tankless lifespan. You're buying it for endless hot water, smaller footprint, and longer lifespan, not gas savings alone.
Where tankless absolutely wins in Lehi: families with 3+ kids, primary suites with soaker tubs and rain shower heads, anyone with a backyard pool or hot tub on the same gas line, and homeowners staying 10+ years. Where it doesn't: 2-person households where the existing tank has never run out.
Quality Service Club members get annual descaling included with the membership. In Lehi water, that's the #1 thing that gets you the 20-year lifespan.

Warning signs
Signs Tankless Is The Right Move For Your Lehi Home
Tankless isn't for every household. In Lehi specifically, it's right when these things are true.
Family of 4+ regularly running out of hot water mid-shower
5,000+ sqft home with multiple primary suite fixtures running simultaneously
Current 50-gallon tank can't keep up with morning rush in Traverse Mountain or Holbrook Farms
Builder-grade tank is approaching year 8-10 in unsoftened Lehi water
Want to reclaim closet or utility-room floor space
Already mid-remodel and touching gas line and utility room
Soaker tub or multi-head shower in primary suite that overwhelms the tank
Backyard hot tub or pool on the same gas service
Planning to stay in Lehi 10+ years and want long-term lower gas bills
Prior tank rupture and you don't want 50 gallons of standing water in the garage again

The Process
How a Lehi Tankless Install Runs

On the truck
Cable machine, jetter, and pipe camera — every call.
In-home assessment
Tech reviews existing gas line size, meter capacity, venting routes, electrical, water supply, and softener status. Most Lehi homes need a gas line upsize and a softener add — we scope it all in one quote, no surprises.
Unit selection and scheduling
We recommend a specific Rinnai, Navien, or Noritz model based on family size, simultaneous fixture count, and BTU demand. Most installs schedule 3-7 days out from the assessment. Same-day if your existing tank is leaking and we have stock.
Install day
Old tank removed and hauled. New tankless mounted to wall. Gas line upsized as needed. PVC or stainless venting routed through exterior wall. Condensate drain run with neutralizer. Water connections made with isolation valves for future descaling. Full day for most jobs, two for major gas line work or new-construction venting through finished walls.
Commissioning and testing
Pressure test the gas line. Verify combustion air. Run hot water through every fixture in the house simultaneously to confirm the unit is sized correctly. Walk you through the LCD, error codes, and Wi-Fi pairing if you want it on your home network.
Permit, inspection, and warranty
Lehi requires a permit for water heater replacement — we pull it before install and schedule the inspection after. Manufacturer warranty registered (12 years on Rinnai residential), 10-year Valley workmanship warranty added on top.

Tank vs. Tankless vs. Heat Pump for a Lehi Home
For most Lehi families, tankless wins on capacity and lifespan. Heat pump is a distant third unless you're going all-electric.
| Feature | Tank (gas) | Tankless (gas) | Heat Pump |
|---|---|---|---|
| Upfront install | $1,850 – $2,850 | $4,500 – $7,200 | $3,500 – $5,200 |
| Lifespan in Lehi water | 6 to 10 years (unsoftened) | 15 to 20 years (with descaling) | 10 to 15 years |
| Hot water supply | 50-75 gal then recovery | Endless, flow-limited | 50-80 gal then recovery |
| Handles 3 simultaneous showers | No | Yes (sized correctly) | No |
| Best for | Budget, 2-person Lehi households | Families 3+, big-square-footage homes | All-electric homes, milder demand |
FAQ
Tankless FAQs in Lehi
Standard condensing tankless runs $4,500-$7,200 all-in for a Lehi home. Most Traverse Mountain and Holbrook Farms installs need a gas line upsize ($485-$1,250 included) because the original 1/2" runs aren't enough. Bundle with a softener install (which you should have anyway) and we discount the package — full tankless + softener typically $6,500-$11,000.
