Mountain View Village brought 130-plus retail tenants and a wave of restaurant buildouts. The Bangerter corridor from 7800 South to Old Bingham Highway is now packed with retail, medical, fast food, apartment buildings, and self-storage. Jordan Landing keeps cycling tenants through. Excavation is the kind of work you only want to do once — and on commercial properties, doing it once means doing it overnight, on a defensible bid, with a permit pulled from the right municipality.
We've been the home crew on West Jordan commercial excavation since 2011. Our shop is on Dannon Way, 5 minutes from most of the corridor, which matters when a Bangerter restaurant has a grease line failure at 9 PM on a Friday and needs to be open Saturday morning. Most commercial excavation in this city falls into one of three timing buckets: overnight (10 PM to 5 AM, restaurant and retail), weekend (Friday night to Sunday night, medical and offices), or scheduled shutdown (apartment turnover weeks, retail slow seasons). We quote all three options on the same job when they're available — sometimes a weekend shutdown is cheaper than overnight once equipment rentals and inspection windows are factored in.

West Jordan municipal code is specific on grease interceptor sizing — typically 1,000–2,500 gallons for sit-down restaurants, sized to occupancy and waste output. We install new units, replace failed below-grade interceptors, and handle in-line cleaning and inspection. Mountain View Village restaurants and the Jordan Landing food court tenants are the most common callers.
4. Parking lot and site utility trench. New utility service install, fiber or conduit, storm drain, irrigation main replacement under asphalt. Bangerter Highway frontage roads, Mountain View Village access drives, retail strip parking lots. Saw-cut clean edges, excavate, install, backfill to compaction spec, then asphalt patch — either by us or by the property's paving contractor.
5. Site dewatering and emergency response. Property manager emergency calls — flooded retail basement at 7800 South, parking lot catch basin collapse on Bangerter, commercial main line break after hours, roof drain failure during a thunderstorm. Commercial dispatch is a separate queue with a dedicated line for facilities teams.
6. Permit coordination and inspection management. West Jordan, unincorporated Salt Lake County, plus neighboring South Jordan and Riverton — we know each municipality's current permit managers and inspectors. We pull, schedule inspections, meet inspectors on site, and close the permit. Saves the GC administrative time and eliminates the gap between permit issue and excavation schedule.
How we schedule West Jordan commercial work
Overnight is the default for restaurants and retail along Bangerter and at Mountain View Village. Weekend works for medical offices and the retail tenants on Monday–Friday schedules. Scheduled shutdowns are common on Westridge and 7800 South apartment buildings during turnover weeks. The West Jordan municipal context
West Jordan's plumbing inspector reads code closely, especially on grease interceptor sizing and commercial main tap-ins. Permit pull-to-issue is generally faster than SLC but slower than unincorporated Salt Lake County. Frost depth is 30 inches — January and February commercial digs need heated-water vac trucks for the frozen subgrade, and our heated rigs handle it cleanly. Commercial schedules in the dead of winter are still doable, they just quote a bit differently.
