BATHROOM REMODEL PLUMBING — DAYBREAK PRIMARY-SUITE WORK

Bathroom remodels are one of the highest-stakes plumbing jobs in residential work. Water lines, drain lines, vent stacks, valves, and fixtures all have to be installed correctly — because once the tile goes up and the drywall closes, any mistake means tearing that work back out. Most of our South Jordan remodel work is Daybreak primary-suite renovations, where 12-15 year-old builder-grade fixtures are getting upgraded to spa-quality finishes.

We work with homeowners doing their own remodel, general contractors, and designers on scopes ranging from a simple toilet and vanity swap up to full gut-and-remodel primary bath suites with standalone soaking tubs, multi-head showers, smart bidets, and heated floors.

What we typically handle on a Daybreak primary-suite remodel

1. Rough-in plumbing — new water lines, new drain and vent piping, proper slope, cleanouts, all to South Jordan code
2. Fixture installation — toilets, vanities, tubs, showers, smart bidets, handheld sprayers
3. Shower valve install and replacement — Moen, Delta, Kohler, Grohe, Hansgrohe, TOTO, any brand
4. Drain relocations — moving toilet, shower, or sink drain to a new location
5. Shower pan and curb installation — pre-slope, liner or linear drain, waterproof membrane, ready for tile
6. Tub install or removal — clawfoot, alcove, drop-in, freestanding, Japanese soaking
7. Permit coordination — South Jordan permits and inspections
8. Partial repipe opportunity — open walls = cheapest possible time to replace any aging supply runs

Daybreak-specific bathroom remodel considerations

Partial repipe during the remodel — almost always worth doing on 12+ year old Daybreak homes. Adding a bathroom partial repipe to an already-open-wall job is $1,200-$2,850 vs. $3,500-$5,500 standalone. Eliminates future repipe risk on those runs for 50 years.

Water softener for new luxury fixtures — Daybreak hard water (18-22 grains) destroys high-end shower valves and rainfall heads. If you're spending $5,000 on a new shower with premium fixtures, replacing the original Daybreak softener (which probably stopped working 3 years ago) is a small additional line item that doubles fixture lifespan.

Hot water capacity for soaking tubs — standalone soaking tubs (70+ gallons) and multi-head showers can exceed your current Daybreak builder-grade water heater. Tankless conversion during the remodel is often the smart move.

Heated floor coordination — if you're installing radiant heat under tile (popular Daybreak remodel upgrade), the plumbing rough-in needs to accommodate the heating lines. We coordinate with heated-floor installers.

Smart bidet integration — Toto Washlet, Bio Bidet, Kohler — we handle the dedicated electrical outlet and supply tee. Many Daybreak primary-suite remodels include this now.

HOA approval — interior remodel doesn't need HOA approval, but anything involving exterior venting (e.g., new bath fan termination) does. We coordinate.

What Valley does differently

Same plumber from rough-in through final. Flat-rate pricing quoted in writing before work starts, with allowances for fixture upgrades clearly called out. South Jordan permits pulled, inspections scheduled, and 1-year workmanship warranty on all plumbing work. Most Daybreak bath remodels we plumb run a rough-in visit (1-2 days), then final fixture install (1 day) once cosmetic work is complete.
