Furnace Installation

FURNACE INSTALLATION IN SOUTH JORDAN — RIGHT-SIZED, MODULATING, DONE IN A DAY

Most Daybreak homes were installed with oversized single-stage furnaces. We replace them with right-sized modulating, variable-speed units — quieter, more efficient, and built to hold temperature within half a degree. Permit-pulled, HOA-approved, 10-year warranty.

Overview

What a real Daybreak first-replacement looks like

South Jordan is right in the middle of its first major furnace replacement cohort. Daybreak homes built from 2003 to 2010 are now hitting the 16-to-22 year mark — the original builder-grade gas furnace is past its design life, the burners are sooted, the heat exchanger is showing rust, and the homeowner is making the first big HVAC decision of their tenure in the home. We do this conversation a dozen times a month here. The conclusion is almost always the same: the original unit was oversized for the actual envelope, single-stage, and basic in every way the builder could economize. The replacement should be sized correctly and tiered up.

Why right-sizing matters more than upsizing

Most Daybreak builder furnaces were spec'd at 80,000 to 100,000 BTU. Our Manual J heat-loss calc on the same houses comes back at 50,000 to 70,000 BTU for proper sizing. Bigger furnaces don't run longer — they short-cycle, blasting full output for 4 minutes, then shutting off, then firing back up 10 minutes later. That's noisy, wastes gas, and creates uneven temperatures. A right-sized modulating unit runs longer cycles at lower burn rates, holds temperature within half a degree, and uses 10-15% less gas than even a single-stage 95% AFUE replacement. We don't oversize.

What gets installed

A modern 95%+ AFUE condensing furnace vents through PVC, pulls combustion air from outside, and condenses the exhaust to extract nearly all of the heat. Daybreak homes have the advantage of relatively clean, modern construction — running PVC out the side of the home is straightforward (with HOA approval). For modulating systems, we install matching communicating thermostats so you actually get the modulation you paid for; a Nest or ecobee on a Trane XV80/95 locks the furnace into single-stage and kills the value of the upgrade.

The components that matter for South Jordan homes

  • Variable-speed ECM blower — quieter, better airflow distribution, 30-50% less electricity than old PSC motors; pairs with smart-zoning
  • Modulating burner (40-100% in 1% increments) — holds temperature within 0.5°F, dramatically quieter, runs longer cycles at lower burn
  • Sealed combustion — pulls air from outdoors, not from conditioned basement space; matters in the tight Daybreak townhomes
  • Stainless heat exchanger — 20-year design life in Utah's thermal cycling
  • Communicating controls — required for true modulation; we configure dual-fuel switchover if pairing with a heat pump

Brands we install in South Jordan

Trane XV80, XV90, XV95 modulating series. Carrier Infinity 96 modulating. Lennox SLP98V modulating. Rheem RGFG and Prestige Series. Bosch IDS for dual-fuel pairings. Trane and Rheem own most of the SJ install share with the best parts availability at Utah supply houses. We'll quote two to three brand options at different price points — the "best value" unit isn't always the top-tier model, and we'll tell you why.

Daybreak HOA approvals

PVC venting on a condensing furnace exits the side of the home, and the Daybreak Community Association has opinions about exterior penetrations. We pull approvals as part of standard scope on any install that changes vent termination location. No homeowner paperwork, no surprise fees, no surprise rejections.

Install day

One tech crew, typically two people, 6 to 9 hours on site. Old unit pulled and hauled out. New unit set on a fresh pad, leveled, connected to gas, electrical, and the existing ductwork. PVC vent and intake cored through the rim joist or exterior wall (HOA-approved location). Condensate drain routed and tested. For Daybreak basements without a gravity drain, we install a condensate pump. Communicating thermostat configured for proper modulation, dual-fuel switchover (if applicable), humidifier control, and zoning. Combustion analyzer run before final wipe-down — CO, O2, flue temp, flame rectification all documented. South Jordan City permit inspection scheduled within 5 business days.

Warranty and financing

Factory parts warranty is 10 years on every major component with registration (we handle it). Our labor warranty matches — 10 years on the install workmanship. Financing: 0% for 12 months on approved credit for standard installs, 24 to 60 month plans for larger jobs (modulating furnace + heat pump + zoning combo runs that scope). Quality Service Club HVAC members get 15% off accessories (humidifier, media filter, zoning) added at install, plus the first year of maintenance included.

Honest pricing

A standard 95% AFUE single-stage furnace, properly installed with permit and PVC venting, runs $5,200 to $7,800 in South Jordan. Two-stage units with ECM blowers run $6,500 to $9,200. Modulating 97%+ AFUE units with communicating controls — what we recommend most often for Daybreak first-replacements — run $8,500 to $12,500. Anyone quoting $3,500 for a "full install" is skipping permit, reusing bad ductwork, or using a non-branded unit that'll fail inspection. We've seen those show up on replacement calls many times.

Warning signs

Signs It's Time to Replace, Not Repair

Repair-vs-replace math isn't about age alone. These are the real signals for South Jordan homes.

  • Unit is 15+ years old and needs a repair over $800

  • Daybreak builder-grade furnace shows rust on burners or chamber

  • Gas bill keeps climbing even with the same thermostat habits

  • Rooms are unevenly heated — some 74°F, some 64°F

  • Short cycling — runs 2-4 minutes then shuts off repeatedly

  • Cracked heat exchanger confirmed on inspection

  • Yellow flame color, soot buildup, or sooty smell

  • CO alarm triggered near the furnace

  • Repair history shows 3+ calls in the last 2 winters

  • Current unit is single-stage and you want better comfort

The Process

How Our South Jordan Install Day Runs

Valley Plumbing technician installing a new modulating furnace in a Daybreak home

On the truck

Cable machine, jetter, and pipe camera — every call.

  1. In-home load calc and quote

Tech measures the envelope, counts registers, checks insulation and window area, looks at current duct sizing. Manual J heat-loss calc done before sizing. Two to three brand options quoted, including modulating vs two-stage tradeoffs.

  2. Permit pulled + HOA approval

South Jordan City requires a mechanical permit. If exterior venting changes, Daybreak HOA approval gets pulled at the same time. We handle paperwork and scheduling. Uninspected installs become an insurance issue.

  3. Old unit removed, pad prepped

Morning of install. Gas and power locked out, old unit disconnected and carted out. Pad cleaned, leveled, insulated for cold-floor protection.

  4. New unit set and connected

Furnace positioned, leveled, strapped for earthquake code. Gas line pressure-tested. Electrical tied to dedicated circuit. PVC vent and intake cored at HOA-approved location. Condensate drain or pump routed and tested.

  5. Combustion analyzer, walk-through, registration

CO, O2, flue temp, flame rectification measured and logged before we leave. Communicating thermostat configured for proper modulation. Homeowner walk-through covers filter changes, annual maintenance, error codes. Warranty registered same day.
