Overview

Sump pump basics and Lehi-specific considerations

A sump pump sits in a pit at the lowest point of your basement and pumps water out to a discharge point outside the house. It protects against groundwater intrusion, perimeter drain backup, and minor flooding events. An ejector pump is a different beast — it pumps sewage uphill from a basement bathroom or laundry that's below the main sewer line.

Lehi has both common scenarios:

Sump pumps in Old Lehi

Old Lehi homes (Main Street area, older neighborhoods) frequently have sump pumps because of high seasonal groundwater. Spring runoff from snowmelt can saturate soil around basements built before modern waterproofing techniques. A working sump pump is the difference between a dry basement and a flooded one. Pump replacement every 7-10 years is normal; battery backup is strongly recommended for power-outage protection.

Sump pumps in newer Lehi

Newer Lehi homes (Traverse Mountain, Holbrook Farms, Skye Estates, Cold Springs Ranch, Spring Creek) typically have sump pits installed by builders even if the perimeter drain rarely activates. The pit is there as belt-and-suspenders flood protection. Many homes have sump pumps that have never run — but when they need to run, they need to work. We service these pumps even when there's no active failure.

Ejector pumps for basement bathrooms

Below-grade bathrooms (basement bath addition, walkout basement bath, finished basement laundry) often need an ejector pump to lift waste water up to the main sewer line. New-construction basement finishes in Lehi commonly need this — the rough-in is usually pre-stubbed but the pump system isn't installed until the basement is finished out.

Pump types we install

  1. Submersible sump pumps — primary residential type. 1/3 to 1/2 HP, cast iron or stainless steel. Most Lehi installs are 1/3 HP submersible
  2. Pedestal sump pumps — older style, motor sits above pit. Less common in modern installs
  3. Battery backup sump pumps — secondary pump runs on 12V battery if power goes out. Highly recommended for any Lehi home that depends on a sump
  4. Combination primary + battery — single unit with both functions, professionally installed
  5. Ejector pumps for sewage — sealed pit pump for basement bathrooms below sewer line. Different design than sump pumps
  6. Smart sump monitors — water-level sensors and battery monitors that alert via Wi-Fi/Home Assistant if the pump fails or battery dies

Why battery backup matters in Lehi

Power outages and storm events are when sump pumps are needed most. The same wind storm that knocks out power often comes with rain that saturates yards and triggers groundwater intrusion. A primary sump pump on AC power doesn't help if the power's out. Battery backup runs the pump for 6-24 hours on its own battery, depending on usage. Cheap insurance — $385-$850 typical install for the secondary pump.

Smart-home integration

We install Wi-Fi sump monitors that integrate with Home Assistant, Hubitat, SmartThings, and most smart-home platforms. Get pinged when the pump runs, when battery is low, or when water level is rising abnormally. Several of our Lehi techs run this exact setup at home — happy to share configs.

What Valley does differently

Lehi office at 1490 N 300 E with sump pump and battery backup units stocked on the trucks. Same-day install or replacement on common units. We test the existing pump and discharge path on every service call — the discharge often gets clogged or frozen and people don't notice until they need the pump. Quality Service Club Plumbing ($79/year) includes annual sump pump test as part of the plumbing inspection.

Warning signs

Signs Your Lehi Sump Pump Needs Service

Sump pumps fail silently. These are the warning signs.

  • Pump runs constantly (something's wrong) or never (might be working but worth testing)

  • Pump cycles on but doesn't pump water out

  • Water in the pit but pump won't activate

  • Loud or unusual noises from the pump

  • Pump is 7+ years old and has never been replaced

  • Discharge line frozen or clogged outside the house

  • Recent power outage during a storm and you don't know if pump worked

  • Adding a basement bathroom that needs an ejector pump

  • Old Lehi spring runoff is approaching and pump untested

  • Want to add battery backup to existing sump pump

Battery backup matters

The storm that needs the pump is the storm that kills the power.

Battery backup runs the pump 6-24 hours on its own battery. Cheap insurance against the exact moment when your basement actually needs flood protection.

The Process

How a Lehi Sump Pump Service Runs

On the truck

Cable machine, jetter, and pipe camera — every call.

  1. Inspection and test

Tech checks pump operation (manually triggers it), inspects the pit, checks the discharge line and check valve, tests the float switch, and reviews battery backup if installed.

  2. Repair or replacement quote

If the pump is repairable (clogged float, worn check valve, easy fix), we quote the repair. If it's at end of life, we quote replacement. Battery backup add-on quoted separately if requested.

  3. Install or replace

Pump install is typically 2-3 hours. Pull the old pump, install the new submersible, connect to the existing discharge line, install check valve, test the float operation, full pumping test.

  4. Battery backup install (if added)

Secondary battery-powered pump installed alongside the primary, usually plumbed into the same discharge line with separate check valves. Charging system tested, battery charged. Smart monitoring add-on if requested.

  5. Discharge line check

Walk to where the discharge exits — usually 10-20 feet from the house, sloped away. Check for clogs, freeze damage, or rerouting needs. Lehi winter freeze is the #1 reason discharge lines fail.
