What a Lehi furnace install actually looks like

The boom-era Lehi builds are at their first replacement decision. Traverse Mountain, Holbrook Farms, Skye Estates, Ivory Ridge — most homes built between 2013 and 2016 went in with builder-grade 80% AFUE or low-end 92% AFUE single-stage furnaces. Twelve years later, those units are showing their age: borderline flame sensors, drifting pressure switches, inducer motors making themselves heard, and dual-zone damper bypasses that were calibrated wrong from day one. Replacing these units now — proactively, in shoulder season, with the right size and stage configuration — is dramatically cheaper than the inevitable January emergency replacement.

Lehi homes are also bigger. 2,800 to 4,500 sqft is normal. 5,000+ sqft custom builds in Cold Springs Ranch and the upper Traverse Mountain loop. Bigger square footage with dual-zone systems benefits more from two-stage and modulating furnaces than smaller single-zone homes do. Modulating units run longer cycles at lower burn rates, keep both zones at steadier temps, and properly support the smart-zoning damper systems most Lehi homes have.

What gets installed

A modern 95%+ AFUE condensing furnace vents through PVC (not metal flue), pulls combustion air from outside, and condenses the exhaust to extract nearly all the heat. That condensate has to drain somewhere — tied into an existing drain, pumped to a floor drain, or routed outside with freeze protection (mandatory in Lehi). If we're replacing an 80% atmospheric-vent unit, the existing metal flue usually can't be reused because your water heater can no longer pull enough draft on its own. We'll re-line the chimney or convert the water heater's venting as part of the job.
